The site for this proposal sits at 3005 Bloor Street West, which is on the south side of Humberbale Boulevard, just steps from Royal York station. It will feature approximately 8,000 square feet of retail space at street level, with 80 residential suites occupying the upper floors.

An eight-storey mid-rise, this condominium will reflect the surrounding streetscape, while adding a modern touch to the neighbourhood. The unit breakdown is expected to feature a significant aspect of larger units. In total the condominium is expected to include:

  • six one-bedroom units
  • 23 one-bedroom-plus-den
  • 12 two-bedroom
  • 31 two-bedroom-plus-den
  • six three-bedroom
  • A single three-bedroom-plus-den unit 

Residents will have access to over 1,800 square feet of indoor amenity space, including a comfortable lobby lounge and a second floor entertaining space that will connect with an outdoor terrace. In total,  the condominium will incorporate 2,468 square feet of outdoor amenity space, including the terrace, along with a space on the building's rooftop.

Location & Neighbourhood

Etobicoke Condos take advantage of a great region where park space and amenities are plentiful, and modern revitalizations are on the rise. The Sunnylea neighbourhood in particular, is known for its stately, opulent homes, along with access to lush parkland and the gently winding Mimico Creek.

The stretch of Bloor Street West has been the target of intensification and we’ve seen a steady increase in development proposals here, though not the high numbers we typically see in downtown neighbourhoods. Most of these proposals are for mid-rise buildings with retail or commercial space at street level. In keeping with the character of the stretch, many of them feature brick-accented bases with residential portions above designed with glazing or neutral palettes.

In the meantime, it’s a walkable stretch that features shops, cafes and services, not to mention the much-loved Kingsway Theatre. Greenspace lovers can head over to the Kings Mill Park, one of the larger parks in a chain that borders the Humber River. It’s a great spot for hiking, biking, dog-walking and bird-watching.

A few minutes in the other direction will find you at the Memorial Pool and Health Club, as well as Islington Golf Club. No matter how you prefer to spend your downtime, there’s something for you in this part of Etobicoke.

The region as a whole boasts a robust commercial sector, featuring a large number of corporate head offices. It’s also been announced that Etobicoke will soon be home to two large-scale film production facilities, opening the doors for more jobs in the entertainment sector as well.

Thanks to this site’s proximity to Royal York station, getting around using public transit is a breeze. It’s a mere two stops to Kipling station, which connects you with the GO train. Driving? Zip down to the QEW, which makes it easy to connect with major arteries throughout the region.

We love the relaxed, family-friendly feel of this part of the GTA and we’re equally excited about some of the modernization going on in some stretches. This new building is a perfect example of that.
