A Much Anticipated Revitalization In The Bustling Wallace Emerson Neighbourhood
One of midtown’s most anticipated mixed-use transformations is ready to launch and you can be first in line to call this stylish and thoughtful master-planned community home. Galleria On The Park Master-Planned Community, a modern re-imagining of the former strip mall at Dufferin and Dupont Streets, is coming to life under the skilled hands of Elad Canada. The community will be ready for occupancy in 2023.
This unique midtown development spans 20 acres and will include 2,896 new residential units with room for almost 6,000 people and a 300,000 square-feet of renovated retail space. A brand-new 95,000 square foot community centre which will include gym, multi-purpose rooms, community kitchen, swimming pools, dance studio, running track, child care centre, playground, green roof and a large 8-Acre new community public park will replace the beloved but neglected Wallace Emerson Community Centre and Wallace Emerson Park.
There will be 8 condominium buildings that will vary in height and size. These condominiums will house a total of 2,896 residential units and will include 150 affordable rental units. Each unit will range between studio, one-bedroom, two-bedroom and three-bedrooms suites that offer sophisticated, modern design, a leading-edge technology package and all the amenities you could ever imagine right outside your door. The first building will span 18-storeys high and will include a 9-storey multi-step podium. The first and second floor will have commercial retail units and the north-west side of the second floor will have residential units that will overlook the park. A rooftop terrace will be on the third floor and a restaurant will be located on the sixth floor.
The second building will span 29-storeys high and will be built in the shape of a triangle. The podium will reach 9-storeys high and the outdoor amenity space will sit on the top of the ninth-floor terrace. This terrace will feature an outdoor pool. Residents can also expect the first two floors of the podium to be dedicated to retail.
The third, fourth and fifth buildings will all have two towers ascending out of a 10-storey podium. Each tower will vary in height. Similarly to the second building, the outdoor amenities will be located at the highest point of the podium and will include an outdoor pool.
This master planned community has been designed to prioritize pedestrians and cyclists, with new walkways planned to connect many of the buildings and cycling paths that will connect to the main roads. The site will also have space to store over 3,800 bicycles.
The retail centre of this master-planned community will act as a central gathering space and feature smaller, local tenants on the ground floor, with larger-scale retailers – a grocery store for instance – on the second floor, making it easy for residents to obtain day-to-day needs. A central space in the development will feature a restaurant cluster with a wide boulevard for alfresco dining and market stalls, sure to become a socialization hub for visitors and residents alike.
Recognizing the area’s emerging creative and technology sectors, the project will incorporate 20,000 square-feet of open, airy workspaces/office space that will attract the creative class and tech entrepreneurs of Toronto. This master-planned community is designed to be a neighbourhood unto itself, with space for a diverse range of use that will allow the site to be vibrant and engaged at all times of the day.
An Impeccable Location With Many Fringe Benefits
This bright, midtown neighbourhood has so many assets and makes a great place to invest in real estate. Just a ten minute walk south is the bustling Bloor Street, full of shops and cafes. The Bloor and Dufferin intersection features entrances to the Dufferin subway station, as well as the architecturally striking Bloor/Gladstone public library.
To the west and north is a leafy residential neighbourhood that features the Green Line, a linear park network that runs through it. Though other west-end pockets are slated for similar developments or contemporary stand-alone condominiums as the city continues to prepare for growth, this particular master-planned community is unprecedented in the neighbourhood.
