A Beloved Mall, Redeveloped

Sherway Gardens Redevelopment Master-Planned Community is coming to the thriving area of Sherway Gardens. This development will have 8 mixed-use residential towers that will surround the Sherway Gardens Mall.

Cadillac Fairview is the property manager of this shopping centre and many other successful retail centres across the GTA, they are also the builder of this new development.

This master-planned community will be located at 25 The West Mall, close to The Queensway and the Gardiner Expressway. Cadillac Fairview recently completed a $550 million expansion project in this mall which included a major renovation and added 210,000 square-feet of space.

The project also included more restaurants and retail shops and a new three-level parkade that added 1,200 more parking spaces. This project was completed in 2017 and will enhance the retail and employment opportunities in this area. Sherway Gardens will remain in the centre of this master-planned community and the residential towers will be built around it.

This entire development will take up an incredible 10 acres of space and will be separated into four quadrants: south-west corner, north-west corner, north centre, north-east corner. The north-east corner of the development will have two towers. Building A will be on the eastern side of the quadrant and will have two separate buildings connected by a 5-storey podium. One tower will reach 20-storeys high while the other will reach 16-storeys. This building will have over 780,000 square-feet of office space in the podium. Building B will be located a little west of this quadrant and will consist of a 35-storey tower sitting atop of a 6-storey podium. This building will hold over 22,000 square-feet of retail space and 140 residential units.

Sherway Gardens Redevelopment Master-Planned Community

The north centre quadrant will have two seperate buildings predominantly focused on residential uses. Building C will be east of this quadrant and will have two high-rise towers connected by a 5 and 6 storey podium.

These towers will be 30 and 33 storeys with 702 residential suites and some retail space within the podium. Building D will be a bit more west and will be 6-storeys high with 60 residential units.

A public park is proposed for this quadrant to add to the outdoor amenity space in the complex and will include stunning landscape and pedestrian connections along the north edge of the site.

The north-west corner of this development will have two buildings. Building E will be 35-storeys high and will sit on a 6-storey podium.

This building will be located on the north-side of the quadrant and will hold 465 residential suites. Directly opposite of this building will be Building F, a 6-storey mid-rise with 70 residential units and retail space.

The south-west corner of this development will have two high-rise towers mainly developed for residential use. North of this building, Building G, will be a pair of towers reaching 30 and 33-storeys high with 675 residential suites, connected by a 6-storey podium. The final building in this development, Building H will be 28-storeys high with a 1-storey podium and 270 residential suites. This building will only be dedicated to residential meaning there will be no office or retail space in this tower.

In total, this master-planned community will have 2,382 residential suites with 6,788 parking spaces for residents, visitors, office use and retail. Building A does not yet have a number of units confirmed which means that investors can expect more residential suites in this complex.

Living In A Thriving Community

The Sherway Gardens redevelopment will have plenty of office and retail space within the towers and podiums. These mixed-use buildings will provide residents with many local amenities so they can eat, shop, work, play and live in one location.

Sherway Gardens is the largest retail shopping centre in Toronto. Since it first opened in 1971, this mall has expanded 5 times and now has 215 stores and services. It is now home to a mix of luxury brand stores and high-end restaurants. Not only will residents will have access to these incredible local amenities in the mall but many others in the area including grocery stores and fresh food markets, bakeries, movie theatres, banks, pharmacies and big brand stores including Shoppers Drug Mart, Walmart, Home Depot and Canada Post.

This family-friendly community is home to many local schools and after-school programs including St. Ambrose Catholic School, Lanor Junior Middle School, Alderwood Co-operative Nursery School, The Dance Extension and Big Pete’s Swim School.

Sherway Gardens is the largest retail shopping centre in Toronto

In addition to the proposed public park that will sit in the centre of this master-planned community, this area will also be filled with recreational hiking trails and public parks including Bisset Park and Alderwood Memorial Park. This area is also close to the waterfront which means that there are many local parks only 10 minutes away that offer a public swimming beach, picnic spots, a off-leash dog area, walking trails and breathtaking views of the waterfront.

This development is in a prime spot because of its close proximity to Downtown Toronto. Residents can easily commute to the downtown core in a mere 15 minutes by car and will have quick access to major highways including The Queen Elizabeth Way (QEW), Gardiner Expressway and Highway 427. For those without a car, the Dixie Go Train is 5 minutes away from this development site and TTC Line 2 - Kipling Subway Station is only 8 minutes away.
