Downtown Living in Northern GTA

An entirely-new downtown core is growing to the north of Toronto, and with it comes the housing solution everyone has been waiting for: the South VMC master-planned community. Encompassing 10,000 new condominium and townhome residences, South VMC is a warm, pleasant neighbourhood right in Vaughan city centre. It’s the first new project in the VMC to incorporate a mix of housing types: high-rise condominium towers, and two and three-bedroom townhomes.

Here, in Vaughan, this new community is engineered from the ground up to be the perfect neighbourhood: comfortable and luxurious accommodations set within an inclusive environment that provides practical solutions with nearby amenities and easy access to public transportation systems.

The South VMC master-planned community

An ambitious master-planned community with almost 12 phases, 40 buildings & 10,000 residences. And although the estimated occupancy for the first phase is not until April 2022, this pre-construction condominium development is fated to become a hot commodity on the real estate market, all because of its address immediately near Vaughan’s brand-new central business district, the Vaughan Metropolitan Centre (VMC). You can choose to reside in a luxurious, modern townhome, or condo suite in one of three architecturally striking buildings of 16, 18 and 21 storeys each.

The VMC represents the city’s ambition to revitalize itself by constructing an urban core around which to attract business and development which, in turn, will make life much more convenient for future residents.

And, as already seen at the VMC, the key to fulfilling this dream is to use intensive development to cater to people’s needs. By avoiding urban sprawl and placing developments within close proximity of each other, fewer people in this area will have the need of a car, resulting in a walkable downtown core. Furthermore, developments can’t just be exclusively condos or else no one but residents will go there.

Aware of these pitfalls, South VMC aims to avoid these pitfalls by creating an expansive master-planned community with mixed-use facilities, catering to residents and visitors alike from its location at Jane and Interchange Way. By attracting a broader spectrum of people, this neighbourhood looks to serve as a popular destination for the city and beyond, thereby providing the downtown core with the invigoration it requires.

Residents at South VMC will have a connection to the outdoor landscape all year round, bike paths, pedestrian walkways, and hiking trails flow in and out of green spaces, public squares, large naturalized parks, and renewed waterways – taking you away from the frenetic day-to-day activity or back into it. There’s so much for everyone to discover at VMC.

The area around this real estate development and the neighbouring VMC have witnessed an explosion of growth that is set to continue growing. The nearby vicinity contains such retail services and amenities like grocery stores, popular franchise restaurants, pharmacies, two different movie complexes, hotels, a comedy club, and such big brand name stores like Canadian Tire, Costco, IKEA, and Walmart.

After a short drive, residents at this location can access a wide variety of shops and local attractions. The region’s largest shopping mall Vaughan Mills is not that far away, as is Yorkdale Mall. Moreover, residents have easy access to nearby attractions like Canada’s largest theme park Canada’s Wonderland, Canada’s largest indoor reptile zoo Reptilia, Canada’s greatest collection of Group of Seven paints at the McMichael Canadian Art Collection, and open-air heritage museum Black Creek Pioneer Village.

As much as they represent local convenience, none of these services and places are of much use if you can’t get there. And that’s where this neighbourhood really shines.

A new era of Vaughan public transportation dawned at the end of 2017 with the opening of the Vaughan Metropolitan Centre subway station. As the first TTC station to be built outside Toronto city limits, this station allows local residents to commute to downtown Toronto by subway in just 47 minutes. Perhaps more importantly, the area around this new subway station can now serve as a convenient off-campus residence for York University students, allowing for subway commutes to Keele campus in just 5 minutes.

Additionally, the VMC serves as a public bus terminal for YRT, VIVA, and Brampton’s Züm busses, making its nearby proximity all the more valuable.

The current arrangement of public transportation systems make living near the Vaughan Metropolitan Centre very convenient, but, when considering the possibilities the future may bring, this convenience becomes unrivaled in its scope and breadth.

Today Vaughan, Tomorrow The World

The City of Vaughan is currently implementing plans to construct a brand new GO station on the Barrie line to the east of VMC on Highway 7 in neighbouring Concord. If these plans come through, the new Concord GO station will potentially allow local residents to commute to downtown Toronto in 45 minutes (approximately 15 minutes by bus to the station, then around half-an-hour train ride).

While these plans remain unconfirmed, Vaughan is already well underway to open its very first hospital, Mackenzie Vaughan Hospital. Slated commencement of operations is in late 2020, this 342-bed hospital is also located near the condo, accessible through a 12 minute drive.

South VMC Master-Planned Community Projects

As ambitious as all these plans are, Vaughan has consistently come through as the city that follows through on its promises.

As Canada’s previous fastest growing city, Vaughan surprised many by doubling its population since 1991, thereby making it a lucrative destination for house and job hunters. As one of Ontario’s best urban areas for real estate market performance and suitability for investment over the next 10 years, Vaughan boasts that its new downtown core "VMC" is immense, with 179 hectares (442 acres) offering 1.5 million square feet of commercial office space, 750,000 square feet of new retail space, populated by 25,000 residents and provide employment for 11,500 workers by 2031.

Clearly, Vaughan is an excellent place to live, just as it is an excellent place to buy a home. And, for South VMC, it has just what any master-planned community could possibly hope for — a great address from which to build a friendly neighbourhood, making a better tomorrow for its residents and the city at large.
