Etobicoke West Mall has the lowest population density of the former cities and boroughs that currently make up the City of Toronto. The housing in the neighbourhood mostly consists of single-family dwellings, with a mix of several mid to large multi-storey high-rise condominium developments. This neighbourhood is located on the western side of the former city of Etobicoke, which lies on the western border of Downtown Toronto. Although the Etobicoke municipality was amalgamated into Toronto in 1998, residents here still refer to Etobicoke as their hometown. It is bordered by Burnhamthorpe Road to the south, Highway 427 to the west, Rathburn Road to the north and Renforth Drive to the east.

The primary arterial roads within the community include The East Mall, The West Mall and Burnhamthorpe Road, all of which incorporate a combination of rental and mid to high-rise condominium residences and townhomes. The condos in The West Mall are ideal for anybody wanting a quiet and calm neighbourhood ambiance, making it a sensible choice for families.


The neighbourhood largely features condos, accounting for 69% of sales, accompanied by detached houses at 25% and condo townhomes at 4%. Condo units are the most common trend, and the majority of properties have two bedrooms. The average price in Etobicoke West Mall over the past year has been $482,825, an increase of 12% from the preceding year. The average cost of a condo over the past year was $358,448, compared to the average freehold value of $975,825.

The neighbourhood is known for having numerous of renters, seniors, agriculture/natural resource workers, public transit users and cyclists. The current population is approximately 10,927, but it is slowly rising due in part to new condominium buildings that are being developed. The average after-tax household income is roughly at $59,503. Homeownership in Etobicoke West Mall is equally divided, with an even split of 50% owners and 50% renters in the region.

This is a very favourable area in which to live because of its proximity to schools, libraries, The Stadium and Golf Centre, tennis courts, playgrounds, and The Etobicoke Olympium on Rathburn, which is renowned for being one of the best swimming facilities in Canada. With many other access points on nearby streets, commuters can even take an alternative route to Toronto via Bloor Street. There are bus routes on most major roads including The West Mall, Bloor Street, Dundas Street, and Burnhamthorpe Road. These routes provide connections to either Islington or Kipling Subway Stations that connect riders to the entire GTA.  With the addition of GO Transit, getting around from here couldn't be easier.
