Humber Heights - Westmount Condos
Humber Heights - Westmount Neighbourhood
Humber Heights is a primarily residential neighbourhood located in the northeastern section of Etobicoke. It is a quiet place, but there’s also plenty to do around the neighbourhood. This is mostly because of the lively waters of Humber River. This neighbourhood is bordered By the Humber River to the east, Eglinton Avenue West to the south, Royal York Road in the west, and St. Phillips Road in the northwest.
This is one of those neighbourhoods that has traditionally been reserved for low-rise housing, but as the city continues to spread out it’s beginning to see an influx of condos. Sales over the past year were still mostly for detached housing accounting for 46% of sales, but condos are on the rise accounting for 40% of total home sales last year. The third most commonly sold homes were condo townhouses at 6%, and when added together with other condos, this is equal to the number of detached houses sold. The average home price during that time was $776,166. This can be divided into an average freehold price of $1,082,391 and an average condo price of $506,949.
One of the best features of this neighbourhood is the nearby presence of the Humber River, which brings beautiful greenery with it. There are a series of parks that line the shores of the river including Cruickshank Park, Raymore Park, Canadian Ukrainian Memorial Park, and Weston Lions Park, which is a major athletic destination. This park is equipped with a sports field, baseball diamond, four tennis courts, and a hockey arena.
If you’re the mood for a more leisurely sport, you can always check out the adjacent Weston Golf & Country Club. This is one of the province’s best courses, and it is also equipped with a curling rink. The landscape here is absolutely stunning, so it’s no wonder that it’s also a popular place for weddings and receptions.
The best place to go shopping is right across the river at the area surrounding the intersection of Weston and Lawrence. This is where people go to pick up their odds and ends, there is a Shoppers Drug Mart and Greenland Farm Supermarket here, so all of the essentials are handy. There are also a diverse range of different restaurants here, so you’ll be able to find a delicious meal no matter what you’re craving.
Another one of the neighbourhood staples is Plant World. This is a garden centre that’s open all year round. It is a massive place, as it covers 5 acres, and they’ve become the go to plant store for contractors and urban dwellers alike.
This is a great location for drivers who need to commute throughout the GTA on a regular basis. The Ontario Highway 401 is one of the most integral highways in all of North America. It allows drivers to streak across Southern Ontario with ease, so using this highway, you can easily get from Mississauga, to North York, Scarborough, and beyond.
This makes the neighbourhood a great option for investors who are looking for income properties, because young professionals and working couples need to increasingly travel across the city as it spreads out. One person in a relationship may need to go North York, while the other needs to work in Mississauga, and your condo can be that sweet spot in between.
For those who need to get to the Financial District for work, the best option is the Weston Train Station. This is one of the central stations for GO Transit, and riders can take a train directly to Union Station in Downtown Toronto in 17 minutes. This does wonders for connecting the city together.
This residential neighbourhood in eastern Etobicoke was long regarded as a low-rise residential neighbourhood, but real estate developers are seeing the potential for making this the next epicentre for condo developments. There are also local amenities such as accessible shopping and restaurants, meaning everything you could ever need is at your fingertips.
