Islington City Centre Condos
Islington City Centre Neighbourhood
Islington City Centre is situated in the heart of Etobicoke, just northwest of Downtown Toronto. It is bordered by Bloor Street West to the south, Highway 427 to the west, Rathburn Road to the north, and Islington Avenue to the east. This neighbourhood has a large contingent of families with children aged in the six to fourteen year range.
It is a broad community with pockets of single-family homes, condominiums, townhomes, and a major business enterprise. The neighbourhood has a charming, family-oriented vibe to it, which makes it quite appealing for most residents and visitors. There is also an abundance of greenspace, recreational facilities, parks, trails, local services, the Trillium Health Centre West, shopping options, and schools that cater to each discerning taste.
The neighbourhood largely features condos, accounting for 72% of sales, accompanied by detached houses at 24%. Condo apartments are the most common trend, and the majority of properties have two bedrooms. The average price in this area over the past year has been $736,201, an increase of 32% over the same term last year. The average cost of condos over the past year was $444,364 as compared to the average freehold price of $1,548,488.
Homeownership in the area is fairly high, where 61% of its residents own their property in comparison to 39% who rent. The average household income is $125,035. The total population roughly sits at 38,084, but it’s on a upward push due to many new condo developments being built in the area. The majority of its residents are of working age between 25 to 64.
There are many commuting options in this neighbourhood. The TTC provides ample service with bus routes along Islington Avenue, Kipling Avenue that links residents to the Bloor/Danforth subway line, as well as the GO Transit post at Kipling station. Those who prefer to drive have the benefit of using Highways 427, 401 and the Gardiner Expressway, in addition to all of the other major arterial main streets that cut through the area.
There are plenty of shopping choices in this region. The SmartCentre Etobicoke is located at the southwest corner of the neighbourhood. It is anchored by a Walmart Supercentre, Best Buy, and Home Depot, as well as other community staples. There is also an Ikea located just east of the SmartCentre.
In regards to new condos for sale, the scene is thriving. Many of the former industrial lands are now being converted and transformed into high density residential projects. Mid to high-rise towers are blanketing the areas near Dundas Street West and Kipling Avenue, and there are also several projects that are appearing along Bloor Street West.
Coming along with these new condominiums is a surge of convenience in the form of plentiful shopping and dining options. Prices may be on the rise, but given the area's adjacency to the downtown core and convenient transportation options, it is still undervalued when compared to everything that makes this neighbourhood so appealing. This region provides new homeowners with an affordable entrance into the next big 'hood, if they make their move now that is.
