Long Branch Neighbourhood

Long Branch is a beautiful waterfront neighbourhood located in the southwestern corner of Etobicoke. It is bordered by a rail line to the north, Twenty Third Street to the east, Lake Ontario to the south, and Marie Curtis Park to the west. It is primarily regarded as a residential area, but there are plenty of local amenities that make this one of the best places to live in all of the GTA. It has parks, a commercial district, and plenty of schools. It is also a surprisingly central hub for drivers, being right next to one of the major arterial nodes in the GTA.

This region is mostly populated with detached houses. This is evidenced by 50% of home sales over the past year being for detached houses. The second most common homes are condos, which accounted for 27% of sales, while condo townhouses accounted for 15% of total sales. The average home price during this time was $733,222. This can be broken down to the average freehold home costing $1,075,979 and an average condo price of $469,056.

This neighbourhood may be on the City of Toronto’s southwestern corner, but it’s extremely accessible by car. This is because of its proximity to an apex where three of Toronto’s most integral highways meet. These crossroads are the meeting point of Queen Elizabeth Way, Highway 427, and the Gardiner Expressway. Using these three highways, motorists are able to easily drive across the entire GTA. For those who commute using public transit, this is also the location of the Long Branch GO Station. This train station allows residents to get to Union Station in Downtown Toronto in only 20 minutes.

These travel options give homebuyers a unique chance at having it all. They can work in the urban core of Toronto, while also having a tranquil and serene homelife in this idyllic neighbourhood. This area could also be a hidden gem for investors because of the nearby Humber College Lakeshore Campus. This is a major post secondary institution that is home to more than 10,600 full time students. This campus is the setting for the schools of Liberal Arts & Sciences, Media Studies & Information Technology, The Business School, Creative & Performing Arts, and Social & Community Services.

If you’re looking at this area for yourself, however, you may be interested in the adjacent golf courses. The Lakeview Golf Course and Toronto Golf Club are both over a century old, and they’ve been meticulously maintained over that time. This neighbourhood is nestled in the southwestern corner of the GTA, but it’s one of the most connected places in the city. The three conjoining highways are capable of linking travellers to the rest of the city districts. In addition to Toronto, driver can reach Mississauga, Vaughan, North York, and Scarborough with ease. There is also a centralized shopping district along Lake Shore Boulevard West. This is where locals head when they need to pick up the odds and ends, or even grab a quick bite. Condos here are also a good choice because of the nearby Humber College, which hosts over ten thousand full time students a year.
