Greensborough is a community situated in the easternmost part of Markham, which is just east of Toronto in the regional municipality of York. It is bounded by Ninth Line to the east, 16th Avenue to the south, Markham Road to the west, and Major Mackenzie Drive to the north. It is a vibrant planned subdivision that continues to grow, making it a favoured neighbourhood for many families.
It is the most populated area within its district, and it's estimated to have 5,414 inhabitants. There's expected to be an increase of residents in the coming years due to newly constructed houses and low to mid-rise condominium buildings. The median household income is $76,500.
A Smart Growth model has been implemented in this community, which involves both low and medium density residential developments together with low-density commercial developments and massive park areas scattered throughout its perimeter. Homeownership in this community is quite high, with 95% of residents being owners compared to 5% being renters.
The neighbourhood largely features detached houses, accounting for 42% of sales, accompanied by townhomes at 23% and condo townhomes at 19%. Two storey houses are the most common trend, and the majority of properties have three bedrooms. The average price in the area over the past year was $856,962, an increase of 16% over the previous term. The average freehold price over the past year was $957,534 as compared to the average condo cost of $564,271 over the same period.
The community is served by public transit via the YTR. Buses run along Bur Oak Avenue, 16th Avenue, and Major Mackenzie Road which stretches in a west to east direction. They all end at Markham Stouffville Hospital, allowing commuters to connect to the VIVA bus rapid transit. Route 102 transports you to the TTC’s Bloor/Danforth subway line via Warden Station. GO Transit also offers commuter train and bus services by means of Mount Joy GO Station at the corner of Markham Road and Bur Oak Avenue on the western fringe of the community.
Homes are typically laid out on quiet cul-de-sacs and winding avenues to create pedestrian-friendly streetscapes.
