Langstaff is a quiet residential community in the city of Markham. Its borders are defined by Langstaff Road East to the south, Yonge Street to the west, 16th Avenue to the north, and Bayview Avenue to the east. The neighbourhood is one of the top places to purchase a home in the GTA. It has been ranked in the top twenty-five communities in terms of relative affordability and growth potential.
Homeownership in the area is high. 86% of residents own their property in comparison to 14% who rent, and the average household income is $104,825. The houses in this area are typically single family detached dwellings on medium sized lots. Many of which are families who tend to have one child at home.
Condos are beginning to be more popular in the region, accounting for 61% of sales, followed by townhouses at 19% and detached houses at 11%. Condo apartments are the most common trend, and the majority of properties have one bedroom. The average cost in the area over the past year was $699,614, an increase of 12% over the previous term. The average condo cost over the past year was $351,422 as compared to average freehold price of $1,347,378 over the same timeframe.
In the next fifteen to twenty years, this neighbourhood will see a significant transformation. The community will be built upwards, rather than outward. This will cause a major paradigm shift in the neighbourhood, which has been known as a semi-industrial area for decades. This conversion will employ 15,000 individuals and house 32,000 new residents. The plan calls for office, retail, and residential developments to be integrated within walking distance of each other.
The proposed development is to create a “walkable city,” a design to revolutionize transit dependent infrastructure into a live-work community. It's expected that two-thirds of residents will rarely, if ever, need a car.
This sustainable aspect demonstrates the new philosophy towards city building and urbanization.
This planned project of just 47 hectares will generate a density unrivaled in the Greater Toronto Area outside the downtown core. This reimagining of what it means to be a city will have pedestrian friendly boulevards that are outfitted with spacious bike lanes. The streets will be lined with a combination of 2-3 storey townhouses, mid-rise apartment buildings, and towering high-rises that will soar upwards of 50 storeys high.
This is a very convenient area where you are steps away from great amenities like a variety of retailers, restaurants, and bars, in addition to parks like Bayview Reservoir, Huntington Park, Valley View Park and Romfield Park. There are several elementary and secondary schools housed within this neighbourhood as well. There are also numerous colleges located nearby including Seneca College Newnham Campus and the Tyndale University College and Seminary.
Getting Around this Markham neighbourhood is easy, as it is located in the intersection of major transit nodes. Highway 407, Highway 7, Highway 404 and many other arterial roadways are available for motorists who prefer to drive.
GO Transit and the TTC are for those who commute with public transportation. Bus routes are also available via the YRT and Viva. Soon, a subway extension and a rapid transit-way will be implemented in the area, and it and will run along Highway 407. Planners are hoping this area will be known as “Union Station North,” once the project is completed.
Langstaff is one of the many metropolitan centres that are going to begin springing up across the GTA. This is because of the government's Places to Grow Act that identified 25 "Urban Growth Centres," across the Golden Horseshoe. The plan is designed to curb urban sprawl and catalyze intensification and denser build up. With this in mind, perhaps now is the time to plan for your future and invest in this up and coming neighbourhood.
