Glen Park Neighbourhood

Glen Park offers some amazing investment opportunities in North York. It is often forgotten when considering the prime neighbourhoods in the GTA, but with the arrival of a new LRT line, it is set to become one of the most sought after areas in town. It is already well equipped with plenty of shopping and other local amenities that make this a culturally rich and vibrant community.

The region mostly features detached houses, which can be seen in its real estate as they accounted for 77% of home sales last year. Condos are on the rise, however, as they made up 10% of total home sales last year. The average home price during that time was $1,277,394, and this can be broken down into an average freehold home price of $1,450,194, and an average condo price of $497,531.

Glen Park has excellent public transit,

This area has excellent public transit, with plenty of different options for both street level transit as well as two different subway stations. Both Lawrence West and Glencairn stations are located here, and they connect to TTC’s Line 1, which stretches from Union Station in Downtown Toronto to Vaughan Metropolitan Centre in the north. The access to Vaughan is thanks to the most recently completed TTC extension, which provides service to the northwestern parts of North York, York University, and Downtown Vaughan.

The area’s transit isn’t just set to improve, it’s on track to become one of the most integral transit hubs in the city. The TTC is building an all new LRT line called the Eglinton Crosstown. As the name would suggest, this new LRT is going to run along Eglinton Avenue from Kennedy Station in the east to Mount Davis in the west. The Crosstown is going to intersect with Line 1 at Eglinton West Station, which will be renamed to Cedarvale Station.

The new transfer stations will be a major catalyst for shaping this neighbourhood into one of the most sought after regions in town. There’s plenty of precedent to this. Thanks to the location of the nearby inter-sectional transit stations, The Annex and Yorkville have become renowned as the most prestigious areas in Downtown Toronto.

As Toronto’s population continues to skyrocket, it’s expected to continue spreading out throughout different communities in the GTA. The major employment opportunities are no longer confined to the Financial District in downtown. Many companies are moving their corporate offices to places like North York and Vaughan.

This economic shift means that people need to travel throughout the entire city for work. This makes Glen Park even more enticing because it is a short ride away from Downtown Toronto, and it is also adjacent to North York and Etobicoke. This is a great spot for professional couples who need to travel across the entire GTA for work.

One of the best features of this neighbourhood is its ample shopping. There are commercial stretches along Dufferin Street and Marlee Avenue that offer an array of Italian Bakeries and restaurants. Farther east, there’s also a commercial district on Bathurst Street.

Another major shopping destination is Lawrence Square, which is outfitted with over 50 stores and services. This is a place to head when you need to pick up clothes, electronics or other essentials.

There are also plenty of parks here, the best of which being Glen Long Park. This is the location of Glen Long Community Centre and its outdoor skating rink. It also has an outdoor pool as well as multiple classes and camps for young and old alike.

There are so many positive aspects of this region that condos here are already a good investment, but with the implementation of the Eglinton Crosstown it is set undergo a tremendous boom. Developers are already noticing, and they’re taking action by proposing projects along streets like Marlee Avenue. If places like The Annex or Yorkville are any indication, this could be set to become Toronto’s next majorly affluent neighbourhood.

The area is already equipped with great local amenities like parks and shopping districts, making it a great place to just get out of the house and enjoy the neighbourhood.
