Newtonbrook Neighbourhood

This neighbourhood is located in North York. It is one of the most sought after neighbourhoods because of its proximity to local amenities as well as York University - Canada’s third largest university. Newtonbrook has a good amount of green space and also Centrepoint Mall, which is one of the premier shopping centres in the GTA. Located at the northern fringe of North York, this neighbourhood is increasingly seeing itself in the centre of focus as industries continue to spread across the GTA.

This is mostly a residential area, but it is shifting from a predominantly low-rise community to one with numerous high-rise condo developments. In the past year, condos accounted for 44% of total home sales, while detached homes made up 42% of sales. The average price was $1,133,393, which was an increase of 19% from the previous year. This average price can be broken down into an average of $490,215 for condos, and $1,911,400 for freehold homes. The near halfway split between detached home and condo sales demonstrates the evolving housing market in the area.

One explanation for this housing shift could be its proximity to York University. Students are seeking out housing that is nearby to their campus, and condos are becoming an increasingly popular choice for student housing.

York maybe be the most prominent education facility in the area, but it is by no means the only one. The entire neighbourhood is populated with numerous schools, from primary schools all the way up to high schools. It is also home to the University of Toronto Institute for Aerospace Studies and Seneca College.

The area is incredibly rich with natural beauty and no matter where you live in this neighbourhood, you should be able to find a nearby park or similar green space. To the west, you’ll find G. Ross Lord Park. This is a massive green space that has an off-leash dog area, fire pit, picnic sites, three soccer fields, and over four kilometers of walking trails. Cummer Park is located on the other side of the neighbourhood in the east and it has a baseball diamond, a series of soccer fields, and a community centre that houses whirlpools, saunas, racquetball courts, fitness classes, and an indoor walking/ jogging track. It’s easy to stay active when you live in Newtonbrook.

There are many shopping options in the area, but the cornerstone is Centrepoint Mall. This shopping centre has over 100 stores and 22 restaurants on its grounds. These stores include service shops, boutique stores, a grocery store, and department stores like The Bay and Canadian Tire, and it explains the evolving prominence of the Steeles and Bathurst intersection. If you somehow can’t find what you’re looking at Centrepoint, Newtonbrook Plaza and Bayview-Cummer Shopping Centre also have solid directories that should provide what you’re searching for.

Despite being on the northern fringes of North York, the neighbourhood is still connected to the rest of the city via the Finch Subway Station. This lifeline can take you to Toronto’s downtown core in thirty minutes. This is great for those who need to commute to work, or just Jays fans who want to check out a game at the Rogers Centre. The neighbourhood is also bisected by Yonge Street, which provides great access to the area for drivers. Yonge can take residents to the 401 Expressway, Don Valley Parkway, or Highway 404.

This area is a place that has great housing options, unparalleled shopping centres, and stunning natural beauty. It is also close to world class education facilities. Once on the fringes of the GTA, it is increasingly finding itself front and centre as people and businesses continue to spread across the growing metropolis. It’s easy to imagine living here and working in Downtown Toronto, Vaughan, or even Markham - a city that is quickly becoming known as Canada’s Silicon Valley. With the housing shift moving towards condos, this is a great opportunity to invest in this amazing neighbourhood.
