Willowdale is a large neighbourhood in the City of Toronto's North York district. The area is bordered by Bayview to the east, Highway 401 to the south, Yonge Street to the west, it then goes up to Sheppard Avenue to the south, Bathurst Street to the west, and finally to Finch Avenue to the north. It’s a dynamic and urban metropolitan area. The area consists of lustrous office buildings, luxury high-rise condominium towers, condo townhomes and custom built single family dwellings.
The community is extraordinarily multicultural, which provides a uniquely diverse vibe to this mini-city. This thriving sector is defined by its prosperous way of life that is mirrored by its large homes and luxury condo buildings. There is a significant amount of green space, with Willowdale Park being the most notable.
There are highly regarded schools like Cardinal Carter and Earl Haig Secondary, which both have amazing academic reputations. A wide variety of local shops, restaurants, and cafes are beginning to pop up, and together they're creating a community in which you can find anything you're looking for.
Willowdale largely features condos, accounting for 72% of sales, accompanied by detached houses at 17% and condo townhouses at 6%. Condominium apartments are the most common trend here, and the majority of properties have two bedrooms. The common home price in Willowdale over the last year was $826,627, an increase of 16% over the same period. The average cost of condos over the past year has been $502,056 as compared to the average freehold rate of $2,179,976.
It is presently home to nearly 79,440 residents, but it is growing rapidly. It is an ethnically diverse community, with 66% of all inhabitants being immigrants. The majority of citizens fall within the 25-54 age bracket. The average household income is $60,315.
This is a well connected neighbourhood where transit options are plentiful. There's easy access to both the Yonge/University and Sheppard Subway Lines, with each having three stations respectively. Bus services run along Bayview Avenue, Yonge Street, Bathurst Street, Finch Avenue and Sheppard Avenue.
There is also York Region Transit and GO Transit, which can each easily transport commuters in and out of the city. For drivers, Highway 401 and the Don Valley Parkway are incredibly accessible. These arterial roadways are able to link motorists to the entire GTA. This neighbourhood also has two integral intersections in Yonge and Finch as well as Yonge and Sheppard.
This region's stunning tree-lined streets encompass a mix of older and newer homes. Many of the older custom homes have been demolished in favour of newer, more modern homes. Willowdale is blessed to have expansive lots, which is the reason for the number of custom homes here. It has also become more popular as its amenities continue to improve alongside the condo developments that are popping up throughout the region.
One of the major attractive qualities of this neighbourhood is its variety of inexpensive condominiums and condo townhouses that provide attainable pathways toward home ownership. Recent years have seen Willowdale become a popular spot for new developments. Demand is high here, and that has been reflected in its home prices, however, there is still considerable diversity in ownership and rental prices. This is a leading destination for those who are seeking out a location with premier urban amenities, but without the Downtown Toronto cost.
This is known as a family friendly and pleasant neighbourhood, and that is why it's drawing many young homeowners and first time buyers. This swell in youth and vibrance is transforming this region into one of the most desirable neighbourhoods in Toronto. Don’t miss out on the opportunity call this neighbourhood your new home - or investment!
