Uptown Core Neighbourhood
This is an exciting time for the Uptown Core neighbourhood in Oakville. It was historically an agricultural centre, but as the GTA continues to expand, it an integral mixed-use neighbourhood in the fabric of Oakville. There's always new development happening here, but the area is already rich in local amenities like parks, schools, and a central shopping district. It also has excellent roadways, as well as access to public transit that makes it easy to get to Downtown Toronto.
This neighbourhood was identified by Oakville’s city council as one of its six growth areas as part of its Livable Oakville Plan. These communities are set to become dynamic and fresh neighbourhoods that will play important roles in the GTA. Oakville is a suburban town in the GTA, but it prides itself on having an identity and culture all its own. It is home to the Oakville Soccer Club, which is the largest soccer club in Canada. The town also hosts multiple local events such as the Downtown Oakville Jazz Festival, Waterfront Festival, For the Love of the Arts Festival, Midnight Madness, and the Oakville Family Ribfest.
Oakville is also home to Sheridan College, one of the best education centres in the country for arts studies. It is renowned for its animation, illustration, musical theatre, and film programs, and it boasts a student base of 18,000. The best part is that the neighbourhood is only a five minute drive away!
This area is traditionally regarded as a place full of low-rise detached housing. Detached homes accounted for 91% of home sales last year, followed by farms with 6% and rural homes at 3%. The average price of these homes was $1,188,877. This may seem like an odd place for investors when condos don’t even account for a single percentage point of sales, but change is coming. Developers are eager to be among the first to bring condos and townhouses to the region. There have been numerous proposals in the area, including the Oak & Co. Condos, which will be located directly on the corner of the neighbourhood’s main intersection of Dundas Street East and Trafalgar Road.
The Dundas and Trafalgar intersection acts as the region’s main commercial district. The whole area serves as a one-stop-shop for residents. There are major department stores like Canadian Tire and Walmart Supercentre here. There are other conveniences as well, such as cafes, banks, and liquor stores. There is also a huge selection of restaurants including The Keg, Kelsey’s Original Roadhouse, and Nando’s.
The closest hospital is the Oakville Trafalgar Memorial Hospital. This is a comprehensive facility with a detailed list of services on their website.
The intersection also acts as the local arterial roadway that connects the neighbourhood with the rest of the GTA. Trafalgar Road directly connects with Queen Elizabeth Way, which can take you to Downtown Toronto in less than 30 minutes via the Gardiner Expressway. Residents can also head towards the Oakville GO Station, which lets commuters get to Toronto in under 30 minutes.
There are numerous parks in the region. The Iroquois Shoreline Park is a densely packed wooded area where you’ll feel like you’ve wandered back into history. This park has walking trails through the thick trees that canopy overhead. The same can be said about the smaller parks that populate the area. This neighbourhood is still rife with ancient green lands that can make you forget about your modern day troubles.
This neighbourhood is mostly made up of detached housing, but all of that is about to change with the introduction of condos to the area. The local parks and schools make this a great place to raise a family, and the shops and restaurants make it a fantastic location to live. Its proximity to Sheridan College means it is a convenient location for students, and this presents opportunities for income properties in the area. This will soon be regarded as a supremely valuable place to invest.
