Bendale neighbourhood is a large area in the District of Scarborough. The area is largely populated with low-rise residential housing, but there are many new condo developments that are beginning to pop up. This is one of the most diverse parts of Scarborough, and there are plenty of shopping, dining, and service options around. One of the city’s most celebrated hospitals also falls within its borders.
Many of the people who first came to Scarborough settled in this neighbourhood. People kept moving here throughout the early part of the 20th century, and that’s why there are so many houses. Things are changing though! Condos accounted for the majority of home sales last year with 63%. Detached houses came second with 27% and semi-detached houses made up 4% of home sales. The average price over the past year was $518,959, which can be divided into an average condo price of $397,419 and an average freehold price of $776,860.
The neighbourhood is bordered by Midland Avenue to the west, the Ontario 401 Expressway and Ellesmere Road to the north, McCowan Road and Bellamy Road North to the east, and a series of parks from Hague Park in the southeast to Jack Goodlad Park in the southwest in the south.

There is a subway line that wraps around this neighbourhood. The TTC’s Line 3 Scarborough begins in Kennedy Station, and moves northward toward Scarborough Town Centre. This is a short subway line that connects directly to Line 2 Bloor-Danforth, which means that residents in this neighbourhood can use these trains to travel throughout the entire GTA.
This is also a great place for drivers because all of the major highways can be easily reached. The northernmost border is defined by the Ontario 401 Expressway. This is the busiest highway in all of North America, and it provides east-west access for Southern Ontario.
Drivers can use the 401 to reach the Don Valley Parkway too. This is the major gateway into Downtown Toronto, and you can use it to get to easily get to different parts of the city. It also turns into the 404 as you travel northward, allowing you to get to Markham and beyond.
You can rest easy when you’re in this neighbourhood due to the local hospital. The Scarborough Hospital is one of the most trusted institutions in the city, offering passionate patient-centered care. They are the first hospital in Ontario to implement home-like birthing facilities, which shows how they want their patients to be comfortable.
They are also affiliated with the University of Toronto. This means that they are an educational hospital, and medical students perfect their life saving skills here.
This is great news for investors who are looking for unique opportunities in the GTA. Like regular university students, these new doctors won’t have the capital to buy a home yet. They’ll still need somewhere to live - so why not your condo?
There are a lot of green spaces in this neighbourhood too, with the most prominent being Thomson Memorial Park right in the middle. This is a large park with a variety of facilities, including a ball diamond, firepit, sports field, four picnic sites, and 38 bike trails.
Thomson Memorial Park is also the setting of the Scarborough Museum, which gives visitors a sneak peak into the history of the district. It explores how it grew from a small settlement into one of the largest suburbs in Canada.
This is one of the most historic and comprehensive neighbourhoods in all of Toronto. It has the marquee shopping centre in Scarborough, as well as other diverse local amenities including parks, schools, hospitals and more. Residents here enjoy a nice and balanced lifestyle where they can get out and take in the finer things in life.
