Dorset Park Neighbourhood
This is a neighbourhood located on the western side of Scarborough. This community is built around Kennedy Road, which is the major business and commercial stretch for the region. This area has great transit options, including the 401 Expressway, which serves as the neighbourhood’s northern border. When first developed, this area was dominated by single family homes, but it’s beginning to shift towards building more condo developments.
Kennedy Road runs along the centre of this community, and it serves as the major business and commercial thoroughfare in the region. The business district begins in the north at the 401 Expressway, and ends on Lawrence Avenue east. There are a variety of stores and outlets along this stretch, including an assortment of department stores, computer stores, and appliance stores.
This is also the primary location for restaurants in the region. There is fantastic variety to what you can eat here where Greek, Indian, Chinese, and Canadian food can all be found. Just south of the 401 Expressway is Kennedy Commons, a new shopping centre that has essential department stores, specialty shops, restaurants, and banks.
If you are looking for something different, the Courtesy Plaza reflects the area’s inclination towards multiculturalism. Here you can find an East and West Indian food market, as well as a family style restaurant. Highland Park is another fantastic shopping destination for residents. This grocery store owns its own farms, so you can be assured that you’re getting fresh and local food. It also features a great bakery and premade items.
The 401 Expressway is most residents’ link to the rest of the GTA and Southern Ontario. The Scarborough subway line bisects the neighbourhood and stations dot the local map. Lawrence East, Ellesmere, and Midland stations all fall within this area's borders. The region's major streets are all comprehensively served by public transit.
McGregor Community Centre is the largest community centre in the area. It features a learning kitchen, outdoor pool, and indoor rink. It also has a ton of registered programs for various disciplines including arts, camps, fitness, sports, and swimming. The park on which this centre stands also has a baseball diamond, sports field, children’s playground, and three tennis courts. Residents should also check out the Dorset Public Park, which has a baseball diamond and children’s play area.
The plurality of the home sales in this neighbourhood over the past year were for condos, which accounted for 49% of all sales. Detached houses accounted for 25% and condo townhouses for 15%. The average home price in that time period was $494,968, which translates into an average condo price of $378,702, and an average freehold price of $751,701.
This is a well rounded neighbourhood from where you can travel across the entire GTA. The bordering 401 Expressway can easily take you across the entire city, and beyond. The area also has amazing access to public transit via the Scarborough subway line and the bus system. You’ll never be for want in this neighbourhood as it has a dedicated business strip in addition to specialty food stores. Its parks and community centres offer tremendous amenities and registered programs that ensure residents will always have something to do. The local real estate market is beginning to shift towards condos, which makes now the perfect time to begin looking at this neighbourhood for your next home or investment.
