On the western fringes of Scarborough sits a commercial district that attracts thousands of visitors every day. Golden Mile Neighbourhood is a popular shopping destination no matter if you’re looking for that fresh new look, or if you’re trying to pick something up for the home. For most of its history, it was mostly accessible by car, but soon its connection to the TTC will vastly improve, thanks to the new LRT line that’s going to reshape the city.
This is the location of SmartCentres Scarborough, so there are plenty of shopping options in the area. There are a variety of shops here, including a Walmart, meaning you’ll be able to pick up anything you need for the home. In addition to multiple clothing stores, there are numerous specialty stores that make this a great destination no matter what you’re looking for. You’ll be able to find stores like David’s Bridal, Winners, HomeSense, Best Buy, and so much more.
This is also a great place to go if you’re hungry because the shopping is supported by numerous restaurants. There are corporate staples in the region like a Kelseys Original Roadhouse, Boston Pizza, and Starbucks, but there are also independent options like the Smith Bros. Steakhouse Tavern and The Arkadia House.
This neighbourhood is incredibly accessible by car. It’s centred around the Eglinton corridor, which is one of the major streets that connects Toronto together with Scarborough. It also makes it easy to get onto the Don Valley Parkway, which makes it easy to travel throughout the entire city. You can connect to the Ontario Highway 401, which connects nearly all of the GTA’s municipalities together. If you head south on the DVP, you’ll get onto the Gardiner Expressway, which cuts a path along the city’s lakefront, making it easy to get to communities in the downtown core.
While this neighbourhood was traditionally optimized for motorists, it’s about to be connected to the Toronto Subway System thanks to the Eglinton Crosstown LRT. This new light rail transit system will travel down the Eglinton corridor. It will begin its journey in the east from Kennedy Station in Scarborough, and it will go all the way to Mt. Dennis station in the west near Etobicoke’s border. There’s no question that this new transit line is going to reshape how we travel around our city, and it will bring plenty of new development along with it. There will be 5 new stations that serve the area.
The Crosstown LRT will make it so much easier for locals to travel throughout the entire city. Riders will be able to transfer onto Line 1 at Yonge and Eglinton, as well as Eglinton West Station — which will be renamed Cedarvale Station. These transfer stations put the whole GTA at your fingertips.
Considering that this area was mostly reached by car in the past, it should be no surprise that a lot of the real estate has been reserved for parking lots, but with the new connection to a major transit line, this will no longer be needed. That’s why the city is instituting its Golden Mile Secondary Plan, which aims to replace most of the parking lot space with mixed-use developments.
This plan calls on dividing the Golden Mile into four districts: the West District, the central District, the Employment District, and the East District. The West District will have the highest concentration for commercial retail, and the Central District will be the cultural and social hub of the redeveloped area. The Employment District speaks for itself, being reserved for enhanced employment lands. Most of the new residential development will occur in the East District, which will have a combination of mid and high-rise buildings. The East District will also have employment near East Park and commercial retail along Eglinton.
There are a lot of reasons to look at this neighbourhood for your next real estate investment. Condos in this area will not only have the convenience of being handy to a dense commercial district, but they’ll also be connected to a new and thriving employment district.
