L'Amoreaux Neighbourhood s located in the district of Scarborough. It is traditionally regarded as having a distinctly suburban feel, but that’s changing as residence and employment centres continue to spread across the GTA. Being a suburban neighbourhood, it is equipped with tons of shopping options, especially on arterial street corners. This is a great spot for drivers because they have access to two of the GTA’s most vital highways.
Despite being known as a suburban neighbourhood, the area’s real estate market is seeing a distinct emergence of new condo developments.
This is evidenced by last year’s home sales, of which condos accounted for 45% of total sales. The rest of home sales came in the form of detached houses with 25% and condo townhouses with 21% of total sales. The average home price in the area over the last year was $666,186, which is a 9% increase over the previous term. This price can be divided into an average condo price of $458,914 and an average freehold price of $1,096,082.
This neighbourhood is bordered by Steeles Avenue East to the north, Kennedy Road to the east, Huntingwood Drive to the south, and Victoria Park Avenue to the west. This is a perfect location for drivers, as it is close to some of the most arterial highways in the GTA. To its west is Highway 404, which turns into the Don Valley Parkway. The DVP acts as one of the most common entrances into Downtown Toronto, and it also connects to the Gardiner Expressway in the south. The Ontario 401 Expressway is located directly to the south of here, and it stretches across the entirety of Southern Ontario - allowing drivers to traverse the entire GTA in the process.
These new condo developments are mostly popping up around Finch Avenue East, which is one of the major streets in the region. This is where many of the area’s commercial enterprises are located, particularly around its intersections. One of the principle intersections is Finch and Warden, which is the location of Bridlewood Mall.
This mall is the neighbourhood’s largest shopping centre, and it has a total of 377,400 square feet of retail floor space. It is outfitted with apparel shops, electronic stores, and service providers, and it is anchored by department stores like Dollarama, Price Chopper, Metro, and Shoppers Drug Mart.
Another nearby shopping centre is the Agincourt Mall, and it is anchored by community mainstays like Wal-Mart, LCBO, and No Frills. Together these malls are capable of fulfilling any of your needs.
It can be a good place for those who need to use public transit to commute throughout the GTA too. This is because of the location of two nearby GO Transit station. Both Milliken GO and Agincourt GO stations are accessible, and they are able to take riders to Union Station in the heart of the Financial District in 30 minutes. This is great for those who need to go to downtown to work everyday, but still prefer the suburban lifestyle.
This is the perfect destination for young families who are looking for a new neighbourhood. It’s got a wealth of parks and other green spaces, with the highlight being L’Amoreaux Park. This is a massive public space with a stream and multiple pathways streaked across it. The sports complex here is one of the best in the city, and it has 4 sports fields and 2 baseball diamonds. The park is also the setting of Kidstown, which is a popular water park attraction for kids that’s equipped with a tipping bucket, spray rings, squirting aquatic animals a slide, a wading pool, and much more. There’s nowhere else like it is the city.
L'Amoreaux has a lot going for it, and it will soon be one of the most popular moving destinations in town. Its proximity to the major highways of the TTC makes it a great choice for drivers who work throughout the city, and the parks and schools in the region make it ideal for families.
The city’s densification efforts mean that more condos are going to begin appearing in suburban neighbourhoods, and this is a perfect example of an area that will continue to see an influx of new developments. Make sure you invest now, before prices skyrocket.
Real estate is really taking off in this area, due to its close proximity to the gorgeous waterfront by the Bluffs, which allows its residents to feel like they are far away from the energy and excitement of the city. The value of a detached home in Scarborough’s waterfront neighbourhood has risen, where value has gone up 25.4 percent from a year ago. An influx of new condominium developments have been popping up and being built at a rapid pace in this section of the city.
