Scarborough Village is an east end quiet, family-oriented neighbourhood and suburb of the district of Scarboroough. Its major junction and midpoint of the community is the intersection of Markham Road and Eglinton Avenue East. The area is surrounded by Lake Ontario and Bellamy Ravine Creek to the south, Bellamy Road to the west, the CNR tracks to the north and Scarborough Golf Club Road and Bethune Boulevard to the east.
It is a diverse neighbourhood known for having many Creole, Hungarian, Bengali, Tamil and Urdu speakers. The area is also known for a significant number of public transit users, growing families, young kids, and high school graduates. Homeownership in the area is quite high, where 61% of its residents own their property in comparison to 39% who rent. The average household income is $53,634. The total population is roughly 26,150, although it is growing immensely due to new condo developments.
Scarborough Village largely features condos, accounting for 49% of sales, accompanied by detached houses at 24% and condo townhouses at 16%. Condo apartments are the most common trend, and the majority of properties have three bedrooms. The average price in Scarborough Village over the past year was $482,383, an increase of 19% over the same period last year. The average condo premium over the past year was $257,127 as compared to the average freehold price of $953,161 over the same timeframe.
Currently, the neighbourhood is comprised of schools, public and private housing, rental complexes, residential condos, and numerous strip mall plazas. Scarborough Village is seeing its honest share of Toronto's development boom, with a variety of new condominium structures proposed for the borough. A collection of mid to high-rise towers are looking to add to the recent densification of this flourishing community. Density is focused along the major corridors and nearby transit hubs.

Getting around for motorists is made easy via the major roads particularly Markham Road, which provides a direct on-ramp onto Highway 401, and connects to all main arteries making commuting a breeze.
