Tam O'Shanter - Sullivan Neighbourhood
This neighbourhood is located in Scarborough at the apex of Highways 404 and 401. This neighbourhood is known for being accessible and easy to navigate. The area is peppered with parks and green spaces, but also has solid shopping centres that will provide anything residents may need, as well as a large number of restaurants that will satisfy no matter what you’re in the mood for.
Being on the corner of two highways, this neighbourhood is excellent for commuters. The Don Valley Parkway can easily take drivers to downtown Toronto.
While the 401 Expressway will streak them across the GTA through North York and toward Mississauga. Its eastern border is lined by Kennedy Road - one of Scarborough’s major streets. If you travel south on Kennedy Road you will encounter a major shopping and business stretch. You will also find the TTC’s Scarborough subway line that can take you straight to downtown Toronto.
The streets are organized in a consistent grid of main streets, and each one of these streets has a dedicated public transit line. Together with the Scarborough subway line, this means commuters can easily make it anywhere in the GTA whether they’re driving or taking the train!
The area has a great assortment of parks within its boundaries. These include Bridlewood Park, Vradenburg Park, Scarden Park, Lynngate Park, and Wishing Well Park. Each one of these parks has its own charm, including baseball diamonds, tennis courts, and wide open green spaces.
For golf lovers though, the highlight will be Tam O’Shanter Golf Course. This is a moderately difficult course, and it becomes significantly harder when you’re battling against the wind. Together, all of these places provide plenty of outdoor space for neighbourhood residents.
This area is also blessed with great shopping centres. The Agincourt Mall is located in the eastern side of the neighbourhood. This mall has a wide selection of specialty stores, service shops, and a Walmart for everything else. Residents are also close to Bridlewood Mall, which has a vast selection of services, fashion stores, healthcare, electronics stores, banks, and convenience stores.
The region also has tons of options for eating out. It almost doesn’t matter what you’re in the mood for - Chinese, Mexican, Greek, Canadian - you can get it all here.
The home sales here are predominantly still for detached homes, which accounted for 43% of sales last year, but condos are seeing a rise as they accounted for 30% of sales and condo townhouses for 22%. The average home price during that time was $731,770, an increase of 19%. This breaks down into an average freehold home price of $1,014,231, and an average condo price of $474,659.
This is an area full of eclectic foods and great stores. It’s also incredibly accessible because it sits at the apex of two highways that reach across the GTA and beyond. Commuters will find that getting to work will be a snap, no matter where they’re going. The neighbourhood’s parks are a great destination when you need a little bit of fresh air, and the golf course is always there if you want to hit the links. All of these elements culminate to create a fantastic place to live - and an even better place to invest!
