Lambton neighbourhood is located in the western side of Toronto. It directly borders the district of Etobicoke, and its boundaries are defined by Black Creek Trail to the north, Jane Street to the east, St. Mark’s Road to the south, and the Humber River to the west. Due to the adjacency of the river, this is a lush and fertile land, full of parks and other green space. Its location is also great for the young professional or working couple because of its central location in the Greater Toronto Area.
It is mostly filled with detached and semi-detached, which of each account for 48% of total home sales in the area. The rest are divided evenly between townhouses and duplexes. The average price for a new home over the past year was $998,220. There are condos coming to the region, though, and they are set to become some of the most desireable new homes in the city.
The reason why this neighbourhood is about to become so popular is because it is situated almost perfectly between three of the areas largest population and employment centres in the GTA: Mississauga, North York, and Downtown Toronto. This presents a tremendous opportunity for investors who are looking to pick up income properties.
This neighbourhood is also surprisingly close to the city’s Line 2 Bloor-Danforth line. Jane Station is a thirty minute walk away, and from there you can quickly travel throughout Downtown Toronto, as well as East Toronto in the Danforth region. You can also easily travel to North York by transferring at either St. George or Bloor-Yonge Stations.
The reason that this is such a great opportunity is because as the city and its employment centres continue to spread across the city, people will need to travel for work. The Humber River serves as the lifeblood for the area’s greenery. It defines the neighbourhood’s western border, and it also feeds into the lush Lambton Golf & Country Club, which has a vibrant history. It played host to the Canadian Open four time, as well as multiple international amateur competitions. It was also the home course for the 1904 Olympic gold medalist George S. Lyon.
The main commercial stretch serving this community is located on Dundas Street West, this is where people can go and pick up the odds and ends at stores like the LCBO, Beer Store, and FreschCo. Just one block north on St. Clair Street West is the location of the SmartCentre Toronto Stockyards, which is anchored by a Walmart. There’s a Dollarama here too, so you really can get anything you need.
Dundas Street West also has a great selection of different restaurants, from fast food restaurants like KFC, to the Cat Pub and Eatery, there should be something to fulfill any of your culinary desires.
For a long time, this part of the city was considered as a low-rise residential on the fringes of the city, but it is beginning to enter focus. This is because of the shifting employment culture which is seeing jobs spread across the entire GTA.
