Liberty Village Neighbourhood

Liberty Village is a central neighbourhood on the western side of Toronto's core. This vibrant and swanky community is located near the heart of Downtown Toronto, and its borders are defined by Dufferin Street to the west, Strachan Avenue to the east, King Street to the north, and the Gardiner Expressway to the south. It's ultra urban, but because of the way it was constructed, it has a tight community feel, making it a veritable village within the city.

The area has undergone extraordinary population growth due to the blend of commercial retail, urban shops, restaurants and residential real estate that has been built in the region. It’s a planned neighbourhood, which is known for being a sanctuary for high-tech companies as well as media and design businesses. These enterprises will create many needed jobs for the area's increasing populace. Once an industrial hub occupied with factories and warehouses, the area has been transformed into a haven for resplendent condo developments, which have created an ambiance of rejuvenation.

Liberty Village mostly features condos like XO Condos and Playground Condo development, accounting for 86% of sales, followed by condo townhouses at 12% and other condos at 2%. Condo apartments are the most common style and the majority of properties have one bedroom. The average price in Liberty Village over the last year was $450,183, an increase of 13% over the same period last year.

The current population in the area now sits at approximately 62,000+ residents, 15,000+ employees, 250+ employers and 44% of employees are in the tech/startup industries. 45% of the homes are owned and 55% are tenanted. The average household income is calculated to be $129,463. 63% of residents are between the ages of 30 and 54 and 31% of residents are between 20 - 29 years of age, giving the atmosphere a youthful feel to it, and it is attracting young urbanites, who live, work and play within its boundaries. It offers a great nightlife with a spirited ambience that caters to its residents’ lifestyle, all without the need to leave their community.

Quick and easy access to the downtown core or other surrounding areas is made easy via the Toronto Transit Commission. Streetcars run along King and Queen Streets twenty-four hours a day. Bus routes also serve the area, and GO Transit’s Exhibition Station is within walking distance. If driving is the preferred method of travel, the Gardiner Expressway is the southern border of the neighbourhood, connecting residents to the entire GTA.

Liberty Village has a unique sense of style and identity. The palpable vibrancy appeals to many different individuals who are searching for cutting edge architecture, but without the centre core price tag. The real estate market is continuing to flourish here because of its undeniable allure and unbeatable convenience.  This incredibly sought after address continues to blossom because of its local lifestyle and proximity to the downtown core.

Just south of this neighbourhood is the grounds for the Canadian National Exhibition.  The exhibition only happens once a year, but there's always plenty to do on these grounds.  It is also the location of BMO Field, which hosts the Toronto FC - Toronto's professional soccer team.

Property value for condos in the area have escalated steadily in recent years.
