Lower Don Lands Neighbourhood

Being Canada’s largest city, Toronto has a rich and vibrant history, but it’s clear to residents and outside observers alike that the city’s future is far more exciting. The entire GTA is in a transformative state, with towering condos overtaking the landscape from downtown to the eastern reaches of Oshawa, all the way to Brampton in the west. With so much development coming to the area, it’s hard to believe that the waterfront has been largely untouched. Until now.

For a long time, the Lower Don Lands were reserved for industrial use, and it made sense. The lands are located at the estuary of the Don River, so this area is the perfect place for a port, and with surrounding industrial havens in eastern Toronto, it was the most logical choice for shipping. In more recent years, however, this area has become extraordinarily underused, and the city has struggled with identifying the right approach to revitalize the region.

The current landscape is a grey and austere place, but that is set to change with Waterfront Toronto’s redevelopment that will bring a new, dynamic mixed-use community to the lakefront. The redevelopment of the area will encompass 125 hectares around the Don River estuary, and it will restore the natural life that once stood on these lands in an effort to bring more green space to Downtown Toronto. Condos here are set to become some of the most sought after homes in the GTA.

Family Life Style at Lower Don Lands Condos

The other intention for putting a new green space in the plans is the goal of re-naturalizing the Don River’s estuary. Right now, the river begins its journey through the Don Valley by flowing through a man-made concrete rivermouth. Soon, the river will return to its natural course.

This newly re-naturalized environment will make for some amazing condos, but this will be a mixed-use community that will also be equipped with stores, offices, and other employment opportunities. Locals will be greeted with green environments striped with rushing blue waters when they start their day. Cafe lined streets will make it easy to pick up your drink of choice as you cast your gaze across Lake Ontario. This new community will offer a serene lifestyle that’s still in the middle of it all.

This neighbourhood has a surprisingly central location. It is bordered by a rail corridor to the north, Don Roadway to the east, a shipping channel on the south, and Lake Ontario to the west.

 

 

The Gardiner Expressway is also adjacent to these lands, and this will make it incredibly easy to travel around the rest of the GTA. The Gardiner follows the shores of Lake Ontario, providing an east-west thoroughfare across Downtown Toronto. This new neighbourhood will also be at the foot of the Don Valley Parkway, which acts as the gateway to Downtown Toronto. This is a great starting point for drivers who need to commute throughout the city.

It’s also worth considering that its northern border is defined by a rail line, so it’s conceivable that it will also be the location for future public transit development.

The Distillery District is directly northwest from here, and this is another example of a revitalized industrial space in the city. It was once a whiskey distillery (hence the name) but today it is a commercial hotspot that attracts visitors from the entire city, as well as the rest of the world.

The Distillery District has retained its Victorian cobblestone streets, and most of its historical buildings have been preserved, making it like an urban time capsule. The buildings aren’t just empty memorials to Toronto's history though. They are mostly occupied by boutique shops and trendy restaurants. This could very well become your weekend mainstay.

Today, the Lower Don Lands is a grey industrial eyesore, but in a few years that will be a distant memory. New revitalized life will spring from an unused concrete land, and the region will go from lifeless and grey to vibrant and green.
