Mount Dennis Neighbourhood
Mount Dennis is a neighbourhood in Toronto expected to see a huge population boom in the coming years. This region is anticipating the arrival of the Eglinton Crosstown subway poised to revitalize and bring fantastic investment opportunities for the neighbourhood.
We also expect this family-oriented neighbourhood to expand both vertically and horizontally with new real estate projects proposed around the region – increasing this neighbourhood’s desirability.
Mount Dennis is located in the York District of Toronto. It is bounded by Eglinton Avenue, the Humber River and the Kitchener commuter rail line. This community is rich in green spaces and parks available throughout, some of the most significant parks being Jasper, Noble Park, and Westlake Memorial Park. Westlake is a family-friendly park with a playground, baseball diamond, and rolling hills used for recreational activities. Eglinton Flats is also an excellent green space with a network of trails, a large pond, sports fields and twelve tennis courts. The main shopping hub in Mount Dennis is located on Weston Road – here you can find the area’s BIA (Business Improvement Area). This area is also served by multiple plazas found along Jane Street that includes everyday conveniences, multicultural grocery stores, variety stores, pharmacies, bakeries, and so much more.
This area attracts both young professionals and growing families with its easy connections to everyday conveniences, parks and schools. A mix of primary and secondary, catholic and public schools are heavily dotted throughout the neighbourhood providing families with an excellent place to raise their children. Post-secondary students can also benefit from this locale, with easy access to high-regarded schools such as Humber College, York University, University of Toronto and Ryerson – all of which are under 30 minutes away. This central spot provides excellent investment opportunities for investors looking to rent their income property and students looking for a short-term place of residence.
This neighbourhood boasts an incredibly diverse range of people being one of Toronto’s most multicultural communities. During the 1800’s it was home to Anglo-saxons and into the 1900’s it became more diverse with more immigrants from around the world, and now it is a melting pot of cultures and ethnicities welcoming all.
As of 2016, Mount Dennis’ population was 62,620 with a population growth of over 0.4%. The region has a median age of 39.3 with an average household income of $66,447, and 48% homeownership.

This is an untapped market that is set to become red hot. This is partially because of its proximity to numerous highways, making the entire GTA at your fingertips. It is only a short drive away from the arterial crossroads of where the Ontario Highway 401 and the 400 meet.
Did we mention there’s plenty of street level transit for local commuters. Citizens here have immediate access to world-class public transit, as the area is frequented by TTC bus routes on Jane Street, Weston Road, Trethewey Drive, and Eglinton Avenue.
These bus routes connect with the Bloor-Danforth subway line and Eglinton Station on the Yonge-University-Spadina subway line making your commute around the GTAH easy as 1-2-3.
Additionally, the Eglinton Crosstown LRT is constructing a station in the neighbourhood. Mount Dennis Station will be located at Eglinton Avenue West between Weston Road and Black Creek Drive connecting travellers to an all-new, convenient rapid transit experience to get you where you need to be, better, faster and easier.
The Eglinton Crosstown LRT, which will terminate at Weston Road will add 20 kilometres of rapid transit across the city. This advancement will project this neighbourhood’s popularity amongst homebuyers and investor’s looking for the perfect property.
Motorists who need to travel to downtown Toronto’s financial district and other employment hubs can reach Highway 401 in under 10 minutes from this neighbourhood via Black Creek Drive. Travel downtown can be completed in under 30 minutes with easy access to major thoroughfares. The 401 offers efficient connections to Highway 400, providing a seamless route to Vaughan and beyond, as well as the 409, 403 and the QEW meaning the GTA is within arms reach.
Officially in York this neighbourhood sits close to North York, Etobicoke, and downtown Toronto, all of which are burgeoning employment centres. This makes this mostly residential neighbourhood perfect for professional couples who need to travel to different parts of the GTA for work. Not to mention, Pearson Airport sits incredibly close and can be accessed via car, or the Pearson Express line efficiently getting you out of the city and country.
