West Don Lands Condos
West Don Lands Neighbourhood
The West Don Lands is a brilliant master-planned community. Upon completion, it will be community that is people focused, family-friendly, environmentally sustainable, and superbly designed for living. It’s located in the southeast end of the city. Its borders are defined by Parliament Street, King Street the Don River, and the Gardiner Expressway.
The thirty-two hectare site has been converted from former industrial lands into a sustainable, pedestrian friendly, combined-use, lakeside community. The revitalized West Don Lands features 6,000 new residential condominium units, sufficient employment and commercial space, at least one elementary school, and two infant care centres, all surrounded by nearly 9.3 hectares of parks and public spaces.
The buildings are mid-rise condominiums that consist of steel, glass and grey limestone designed to fit in with the surrounding landscape and architecture. The housing mixture includes condominium units and townhomes. This grand project is attracting multiple developers who are excited to influence the landscape and identity so close to Toronto's waterfront. This portion of the city's skyline will be populated with simple, thoughtful, and stunning structures that effortlessly affect the surrounding area.
The neighbourhood largely features condos, accounting for 93% of sales, accompanied by condo townhouses at 7%. Condo apartments are the most common style, and the majority of properties have either one or two bedrooms. The average price in the West Don Lands over the past year was $530,218, an increase of 10% over the same term last year.

Transit is a key component of the West Don Lands. The brand new 514 Cherry Streetcar is dedicated to the area, and it connect to King Street, where it can take you as far as Shaw Street. It can also connect commuters to King or St. Andrew Stations, which act as gateways to the Yonge/University subway line. Transit is available within a five minute walk from homes and businesses, making this a welcome transit option for its citizens and those who work in the area.
Along with the debut of the new streetcar route, there are some changes to TTC bus routes within the neighbourhood.
The 121 Fort York-Esplanade replaces the 172 Cherry Street bus route, providing service along The Esplanade to the Distillery District, while extending service to Fort York and CityPlace. The 72B Pape bus route will restore direct bus service from Pape Station to Downtown Toronto. Service will also be increased at most times on the 72 Pape bus route.
What makes West Don Lands stand apart from other neighbourhoods is its reputation for playfulness and authenticity. These traits shine through in nearby dining, retail and cultural offerings. This also explains the regions ability to attract a younger demographic including singles, couples, small families, and young professionals. This could also be a great fit for the forward thinking trendy senior who might just like the convenience, closeness and accessibility to the downtown core.
The West Don Lands have been conscientiously planned to accommodate people of all ages who want to live, work and play in a vibrant community located just minutes from both the waterfront and Toronto's downtown core. Invest and purchase in the West Don Lands neighbourhood and make it your new place of residence.
