Combining timeless design with Nordic flair, architects gh3 have designed this deluxe residence according to the tenets of friluftsliv (pronounced free-lofts-liv), the Norwegian philosophy that emphasizes the importance of a connection between built form and the natural landscape.
For this reason, this residence features a strong connection between interior and exterior spaces demonstrated by its ample daylight and use of natural materials, seamlessly connecting interiors to the outdoors. Not just that, this building features numerous sustainability features including an innovative geothermal heating system that work to protect the environment while simultaneously passing on savings to the homeowner.
This resplendent 13-storey condo will feature a gently curving form that mirrors the trajectory of Allen Road from which extend three eastward-wings that will stand 10, 10 and 7 storeys, respectively.
The condo will contain a total of 340 living units arranged in layouts that include one-bedroom, one-bedroom + den, two-bedroom (with one or two bathrooms), two-bedroom + den, and three-bedroom units. Suites will range between 418 and 832 square feet in size.
Condo suites will be fitted with high-tier fixtures such as innovative suite layouts with split bedroom designs, wide plank pre-engineered laminate flooring, and 9 foot-high ceilings on floors 8 to 12.
Kitchens will be equipped with contemporary cabinets with laundry integration and stainless steel appliances, while spa-inspired bathrooms will come with quartz countertops and framed glass shower enclosures.
Underground, the condo will contain 199 parking spaces, 34 of which reserved for visitors, as well as 340 storage lockers and 466 long-term bicycle parking spaces.
Additionally, this building features a number of sustainability features such as a geothermal heating and cooling system that will use about 40% less energy than a traditional HVAC system and produce 70% less greenhouse gas. Not only that, this condo will be equipped with energy recovery ventilators, bird-friendly window glazing, a tri-sorter disposal and recycling system, a high-performance thermal envelope, and a green roof among other environmentally-friendly features such as EV-charging stations and exclusive car share spots.
Complementing these immaculate suites are a set of posh amenities that complete the splendour of homeowner experience.
Beginning with a sleek lobby that will welcome residents home with marble-inspired walls and geometric chandeliers, interior amenities found at this development include a fitness studio with yoga room, a children’s play area that comes with installed cozy reading nooks and indoor tree structures, and a pet wash station and accompanying play room decorated with artificial turf and trees.
As well, residents working from home have use of a WiFi-enabled shared co-working space that is equipped with private meeting rooms, private alcoves, and community tables as well as a pool table, lounge, and coffee bar for when work is done. And, to top it off, residents can entertain guests in style in the condo’s 8th-floor party room and accompanying catering kitchen and fireplace that impressively expands to the adjoining outdoor rooftop terrace and kitchen.
And that’s not the only outdoor amenity. Residents can enjoy the fresh air at home in the condo’s exterior soft-turf children’s play area, two private courtyards with bistro tables as well as some 75,000 square feet of abundant green space filled with more than 100 native species of plants that will include 101 trees.
And, along with 11,000 square feet of future retail space to come, condo residents will get to enjoy for free Rogers bulk internet 1Gb/20mb high speed internet service during years 1 and 2.And, to improve access for commuters, the developers have proposed an enhanced pedestrian walkway which will run parallel to Allen Road and eventually connect to Wilson station.
Location & Neighbourhood
The neighbourhood of Wilson Heights is undergoing massive changes that has already visibly altered this North York community. The Wilson-Tippett Regeneration Area is one of seven areas designated by the city for urban regeneration — that is, public investment into a specific area to stimulate the local economy, attract investment, encourage new construction, and bring life to the streets.
Under these policies, these areas are designed to encourage improvements such as a net gain of employment, better environment protection, limit impact from rail corridors, and promote walking and transit initiatives. And, with its 12.2 hectares occupying the entire northeast corner of Allen Road and Highway 401, Wilson-Tippett is Toronto’s largest regeneration area.
Well under way, the rejuvenation initiative has already attracted numerous new condo developments to the neighbourhood, signifying the arrival of thousands of new residential units to the neighbourhood.
And yet, these future improvements will complement the many conveniences that already exist in this neighbourhood.
Just west of the site at 30 Tippett Road is a growing commercial district, featuring a variety of restaurants and big-brand retailers, making it convenient for you to access all your day-to-day needs.
Access to public transportation around this building is superb, as seen by its excellent Transit Score of 92. From the station, it’s a quick twenty-minute ride into the downtown core and thanks to the newly-extended subway line, many other major destinations are minutes away, including York University and the Vaughan Metropolitan Centre. Driving? This is also an ideal site for those commuting by vehicle, boasting enviable access to Highway 401.
You’re close to some of North York’s most popular amenities here, like the leafy Downsview Park, a major recreation hub that’s also undergoing somewhat of a development boom. Yorkdale Mall, a newly-renovated luxury shopping centre, is just minutes away by subway.
Proximity to several employment districts – as well as York University – makes this a great spot to consider if you’re in the market for an income property.
