What Is Platinum Access and What Can a Platinum Agent Do for You?

We all know success in real estate is all about "location, location, location." With pre-construction condos, this changes to "Location, PSF & Access". The better access you have, the more money you ultimately make.

Let's first look at why there are Platinum Agents and how the Platinum VIP Market works. Usually, developers have to sell 70% to 85% of all condo units before receiving construction financing from the banks. This means the developer is offering the purchaser a discounted price in order to gain the necessary percentage of sales required for construction financing.

Instead of the developer spending thousands of dollars on advertising and waiting for the public to come into the sales centre to purchase a unit, they rely on Platinum Agents to sell 30% to 50% of all condo units months before opening their sales to the public. Each developer and condo project is different, but most developers RELY on the Platinum VIP Market.

There are different stages to the Platinum VIP Market. Let's have a look.

Platinum Access Stages:


The first stage involves the "Friends and Family Sales Event." At this stage, the developer sells a few units to family, friends, co-workers and trades. Buyers in this stage usually have a strong relationship with the developer.

The second stage opens sales to "Platinum Brokers." This involves approximately ten agents who are commonly known as the "Power Brokers" who work with buyers. These brokers have the best relationships with the developer or the developer's sales team, and they typically sell more than ten to twenty units in a project.
Platinum Brokers get preferential treatment because of their consistent sales and can provide clients with access to incentives, the lowest guaranteed prices, and the best suite selection. Platinum Agents have a vast knowledge of the industry, are experienced in the pre-construction market, and are informed about all the new condo projects in the area. Platinum Agents work exclusively in the pre-construction and have inside information on future projects months in advance and can prepare their clients appropriately.

At the "Platinum Broker Stage"  you have first access to condo inventory, and the best choice of units, views, and floor plans. You also have access to the lowest prices and incentives and promotions from the developer. This is the perfect opportunity to invest at the VIP Price level.

At this stage, most of the time, there is no sales centre. When you buy with a Platinum Agent, you’re not just getting access to the dveloper's brochure, price list and floor plans, but you’re also getting valuable information required when investing or buying a new condo. We also inform buyers on how much their condo is expected to appreciate annually and how they can sell it before taking possession as an assignment sale. We also provide information on how much you can sell your condo for once it's completed, how much you can lease it for, and much more.

The third stage is the "VIP Agents Sales Event" stage. This period typically involves anywhere from 100 to 200 agents who sell pre-construction condos but who are not dedicated to pre-con and do most of their business in the resale market. By this time, prices have usually gone up by more than $10,000, incentives may no longer be available from the developer, and all the best units have already been sold by Platinum Agents.

The fourth stage involves "All Agents". These agents only work the resale market and will sell the odd pre-construction condo here and there. By this point, prices have gone up again and you are buying what’s left.

The fifth stage, involves the "Registration Phase and the Grand  Public Opening". At this stage the condo project has already sold more than 50% of its units and prices have gone up again.

Is there a fee for buying at the Platinum Stage with the Platinum Brokers?

There is no fee at all. The developer pays all agents, including the sales centre agents. Our services are always free for buyers who also gain access to our expert advice and Exclusive Platinum VIP Broker Incentives.

How do I register for a Platinum Broker Sales Event for a project I'm interested in and for future projects?

What happens after I register, and how am I notified of the Platinum Broker Sales Event?

You will receive an email confirmation from us confirming that we will be adding your contact details to our VIP Condos database. We keep you informed as further information becomes available. Once the developer provides us with details such as floor plans, prices, a deposit structure, a sales brochure, incentives, promotions, and a unit allocation worksheet, these documents will be sent out to you.

I'm interested in purchasing a unit. What's next?

We advise that you reserve a spot immediately, as units are allocated on a first-come, first-served basis, and worksheets must be submitted by a deadline set by the developer. Studios, 1 bdrms and 1 + 1 bdrms are reserved fairly quickly. Once you get the information package, we suggest you look over the floor plans, select your units and fill out the worksheet with your number one choice, along with two other choices as backups. Worksheets need to be completed for submission to the developer in order to reserve the unit of your choice. No cheque or money is necessary at this point as you are only reserving a unit. You may email the worksheet back to us or fax it to 416-352-7710.

Once your unit selection is confirmed and reserved, we will contact you to schedule an appointment to come into the sales centre office to sign the Agreement of Purchase and Sale with the developer. At this time, you will be required to bring along a photo ID (driver's license), your SIN card (required by the developer for deposit interest), and a chequebook to supply a minimum of six post-dated cheques. Cheques are payable to the developer's lawyer "in trust."

What happens after I sign the Agreement of Purchase and Sale with the Developer?

Once the contract has been signed with the developer, you have ten days, called the "10 Days Cooling Off Period," to obtain your mortgage pre-approval letter. You will also need to have your lawyer review the contract, and if you change your mind during these ten days for whatever reason, you have the right to cancel the contract with no questions asked. You will pay no penalties, and your deposit cheques (post-dated) will be returned back to you. After the tend days, the contract is firm, and you just bought yourself a new condo with Platinum Access.
