When we received the invite to attend CentreCourt Developments and Parallax's Drive-in, Live Virtual Launch for 199 Church Street Condos, we didn't know what to expect. We just knew that we would be attending an event on July 15th that would be broadcasted LIVE on YouTube! With just one click of a web-link, investors and interested viewers all over the world could watch the festivities from the comfort of their homes.
For the real estate community though, this event was the first in-person condo launch in Toronto since the start of the COVID-19 pandemic, which added an additional layer of excitement. We couldn't be happier to be delivering a stellar CentreCourt project to our client base while coming out of isolation for the first time in months.
As we pulled into the massive venue, City View Drive-in at Polson Pier, our vehicle was followed by a single-line of other cars as far as our eyes could see. We knew this event was bound to be a packed house.
Cars began to fill into the event space, but social distancing measures remained intact. The drive-in's 200-car capacity put a strict limit on how many attendees could participate. According to some reports, over 2,500 expressed interest in attending. So, to meet the demand, the presentation was live-streamed to registrants while agents participated in person.
From start to finish, the event was captivating, highly produced and a dynamic theatrical presentation that went off without a hitch. First, the Toronto Raptor's In-Arena Host, Mark Strong, kept the crowd's energy up while party anthems played in the background-- in addition to a clock on the big screen counting us down for the start of the presentation. The festivities were a mix between a sporting event and a concert.
We parked front row as CentreCourt's President, Shamez Virani and the VP of Sales & Marketing, Jason Lam compelled us with a story of the wonderful investment opportunity that is 199 Church Street Condos.
Set for a tentative occupancy of 2024, 199 Church Street Condos is coming to the corner of Church and Dundas Street. This high-rise will grow 39 storeys and will be designed by the acclaimed design house, IBI Group. Inside, 484 condominium units are a planned mix of studio, one, two, and three-bedroom suites. One of the major incentives for this project is the price point which is from the low $500,000's. However, you will find that more than half of all suites here are priced in the sweet spot of below $649,990, which is well below the average cost of a condo in the area. And just in case you are wondering, the average cost to own a condo in the downtown market is approximately $879,000.
199 Church Street Condos isn't only offering a competitive price point, but it is also luxury at it's best. The designer brand, Fendi, will furnish the grand lobby, while 10,000 square feet of outdoor terrace space is paired with another 10,000 square feet of indoor amenity space. The exclusive indoor building features are shared co-working space and lounge, dining oasis, private study pods, four guest suites, 24-hour fitness centre and 24-hour concierge service, to name a few.
If you are familiar with this neighbourhood, you know that two Yonge Street subway stations are within walking distance, so getting to work couldn't be easier. This condo will be within minutes to powerhouse employment hubs, Bay Street, the Financial District, Yonge and Bloor and Hospital Row. Downtown Toronto is experiencing tremendous growth where high incomes and strong demand for condo living boasts an impressive 565,000 jobs within the downtown core - which is projected to reach 900,000 jobs by 2041.
This connected location is also within walking distance of Ryerson University --while quick transit access to UofT, OCAD and George Brown College are moments away. For investors looking to rent to nearby Ryerson students - 199 Church is truly an investor's paradise - where there are only 1,700 beds on campus for 43,300 students - providing ample rental potential.
From 199 Church, residents here have their pick of the city's best shopping, bars, and restaurants; local amenities like drugstores, post offices, and supermarkets, Metro and Longo's, are all a stone's throw away.
CentreCourt is known for its well thought out developments that are always close to major amenities, rapid transit networks and significant employment areas. And, with over 9,000 homes built and $4 billion of development value, this developer has extensive industry experience.
