6 Dawes Rd Condos: A Multi-Tower Development Makes Substantial Changes to Their Original Proposal

In May 2019, Carlyle Communities and SLATE Asset Management jointly acquired 2.9-acres of land in the well-known Danforth Village neighbourhood. This development would replace an under-utilized self storage facility located at 6 Dawes Road in the south-east corner of Main Street and Danforth Avenue. The original plans submitted to the City were set to include three mixed-use towers, a new community centre and an entrance from the podium to the Danforth GO Station. In January 2021, some changes were made to the proposed development.

Initially, the proposal called for three high-rise towers that would stand 40, 46, and 49-storeys high. The proposal also included a City-run community centre located in the development’s podium and an entrance to the GO station from the same podium.

The proposal now includes a fourth tower and changes have been made to the height of the originally proposed towers. The plan calls for four towers reaching 19, 37, 44 and 46-storeys high. In addition to these changes, the integrated GO Station has been removed from the proposed development due to a lack of agreement with Metrolinx on how to proceed in a mutually-beneficial manner. The community centre has also been removed from the proposed development at the request of the City.

Despite these changes, Carlyle Communities and SLATE Asset Management have developed a new vision for their community that will still offer a transit-oriented solution for their residents. Based on 6 Dawes’ website, the guiding principles for this new community include:

  • Connecting more people to public transit
  • Creating vibrant spaces for people
  • Providing a range of housing options, and
  • Increasing connectivity

Their plans to achieve this will be to create a large outdoor open space that will improve the public realm for residents, employees, and the public. They also plan to provide a new mix of housing options including 1,467 residential and rental units with a mix of studio, one, two and three bedrooms. They also plan to increase connectivity by building a new road that will connect more people to the main intersection, as well as to the Danforth GO Station. The proposal now includes over 7,000 square feet of outdoor space, 1,274 residential units, 193 rental units, 351 vehicle parking spaces and 1,469 parking spaces for bicycles.

While the original plans called for an extension of the 6-storey podium to include a community centre located on the eastern end of the site, the developer’s have decided to replace the proposed community centre with a self storage facility.

Both Carlyle Communities and SLATE Asset Management have been very transparent with their timelines and the changes to their proposal. And while some changes have been made to the original plan, the development will still be a vibrant community that will offer convenient access to transit, a wide range of housing types and a pedestrian-friendly outdoor space where residents can walk around, shop or access the central public park.
