Over a year ago, CentreCourt Developments submitted a proposal to the City of Toronto to build a high-rise condominium between Church and Dundas. This development was set to replace an underused Pizza Pizza retailer and the surrounding parking lot with a 54-storey mixed-use tower.
Since then, the plans for this proposal have changed slightly due to the feedback from the City. The tower that was once supposed to rise 54-storeys tall has been reduced to 52-storeys and the dwelling units that were originally set for 648 units have slightly decreased to 615 units. These suites will include a unit mix of 82 studio units, 174 one bedroom, 195 one bedroom plus-den, 102 two bedroom and 62 three bedroom units. A portion of this development will also be dedicated to the Nishnawbe Homes aboriginal affordable health-supportive housing facility. This means that the development will also provide 16 residential units to Nishnawbe Homes as a community benefit.
As part of CentreCourt’s proposal, this development will retain and restore the facade of a heritage building. This building was a 1913 Sterling Bank of Canada that currently houses the Pizza Pizza retail space. This heritage site will be added to the development’s podium incorporating elements of old and new within the architectural design.
In addition to the height of the tower and the number of residential units, the third and final change to the original proposal will be the amount of retail space provided on the ground floor. The retail portion of this development will front Church and Dundas and the new proposal has increased the amount of retail space to over 3,300 square-feet from the original 2,500 square-feet.
The previous architectural renderings featured white metal panelling that framed each window and angled balconies that offered a wave-like appearance. Now, the current design no longer includes the balconies, instead the west side of the building will provide terraces for a select number of units. The white cladding framing each window will still be a part of the design but this time the white cladding will be longer in size offering a more narrow and vertical appearance.
Despite these latest changes, this development will still be an iconic new structure that will take over the downtown core. The amount of residential suites will appeal to any lifestyle from young professionals to growing families. This project will also be geared towards students with Ryerson University just a 5-minute walk away. The added retail space will provide more convenience within the building.
Also, there will be over 27,000 square-feet of amenity space with the entire third floor dedicated to the amenities and an outdoor space located on the top of the fourth floor podium. Investors will be pleased to find that this area scores a high 98 out of 100 on its Walk Score and a perfect 100 on its Transit Score, which means that local amenities and quick access to transit are all located nearby. Yonge and Dundas Square and the Eaton Centre will both be a 3-minute walk away and convenient access to Dundas Station is also less than 5 minutes away. 250 Church St Condos will be an investor’s dream.
