CRU 11 Yorkville Condos by Metropia, Capital Developments and RioCan

CRU 11 Yorkville

11 Yorkville Avenue / Yorkville / Launching Early 2019

The first preconstruction project on the list is slated for a prestigious Yorkville address as it will be situated at Hazelton Yorkville Avenues. The site is currently home to a commercial complex, however, in its place, Metropia, Capital Developments and RioCan have proposed a mixed-use tower set to stand 62 storeys high. Given the building's location, one can expect some truly lavished living areas and exclusive communal spaces.

Amenities here tend to be impressively high-end with similar sites featuring perks like hot and cold plunge pools, expansive rooftop terraces, outdoor theatres and fully-equipped fitness centres.

RioCan, an established name in the commercial market, will likely be handling the retail and office sector of the building, which we anticipate will include space at street level for upscale retail tenants.

A premier destination for opulence, Yorkville is the destination of choice for those looking for world-class museums, boutiques, luxury retailers, speciality shops, cafes and world-renowned restaurants.

The Yorkville neighbourhood’s configurations are known to cater towards middle and upper-class citizens because it can afford to -- its residents’ average household income is $179,859. According to statistics, the population of the area is 29,180 and is growing exponentially. 60% of the populace is comprised of single individuals among ages of 20-44. Transit City 4 Condos by CentreCourt Developments and SmartREIT

Transit City 4 (TC4)

Millway Avenue / Vaughan Metropolitan Centre/ Launching Early 2019

While not the first high-rise condominium to go up in the new downtown in Vaughan, the five-tower, 442-acre, Transit City Condos project from CentreCourt Developments and SmartREIT could very well be the most anticipated. The towers, designed by Diamond Schmitt Architects, will all reach 55 storeys at a location right next door to the subway station. The demand for suites here has surpassed expectations as phases one through three have all sold out in record time. Now, Transit City 4 will launch early this year and we anticipate great fanfare. Our advice is to register to get ahead of the crowd for introductory floor-plans and pricing through platinum access.

Transit City 4 will home 1,000 suites with a view that overlooks a vast green wonderland surrounding entertainment venues, retail shops, offices, and a hotel. The best part of living in this building will be coming home to a state-of-the-art suite. Airy, open-concept plans allow one to move about freely without the restriction of too many walls. Smooth ceilings float 9 ft high and lead out to private balconies off of custom designed kitchens while European influenced bathrooms are finished off with chic details. It's all the pleasure you expect from a home but one step ahead.

Vaughan Metropolitan Centre is the new downtown hub for businesses and residents alike in the City of Vaughan. It has become a vital urban centre in the Greater Toronto Area-- comprised of a list of amenities necessary for a robust metropolitan style of living, the type where people can live, work and play. This city centre is one of the most exciting transformations in Canada as it comes on the tail of the new Line 1 subway extension. The new transit line has made the historically suburban City of Vaughan accessible to Downtown Toronto via one 30 minute train ride. By 2031, 25,000 people and 11,500 jobs will be centred around the new Downtown North.

1221 King Street West / Liberty Village / Launching March 2019

XO Condos is set to launch in the first quarter of the year with 293 suites at the southwest corner of King and Dufferin Street. This 14 storey building is sure to attract young professionals and urban families that wish to call Liberty Village home.

What's interesting about XO Condos is that Liberty Village enthusiasts will recognize the contemporary, steel-and-glass design that is on-trend for the neighbourhood. Savvy urban dwellers, however, flock here for more than just the architecture. Virtually everything one needs to live comfortably is just a step away in this historic neighbourhood. Trendy bars, boutiques, and services are within walking distance-- and the 24 hour King streetcars run just outside the doors of the upcoming building. Residents are minutes to trendy Entertainment District venues, a short walk to Trinity Bellwoods Park and the hip shops on Queen West.

Investors have been in this neighbourhood since the commencement of condominium and townhome development in this pocket of the city. The current population here is 42,365 residents with 49% of them residing in Liberty Village as tenants. Prime Condos by CentreCourt Developments

Prime Condos

319 Jarvis Street / Garden District / Launching February 2019

CentreCourt Developments is launching an exciting project in the rapidly-transforming Garden District in Downtown Toronto. The developer's proposal is calling for a 45-storey building just south of Gerrard Street, comprised of 579 residences with retail at street level and a rich collection of indoor and outdoor amenities. A recent announcement that the main lobby will be designed and furnished by the luxury brand Versace has added to the intrigue of this tower set in the heart of the city. The podium will feature outdoor amenity spaces on both the second and third floors, along with an expansive wrap-around outdoor terrace on the top of the podium. Indoor amenity space will also be included in the podium, likely in the form of a fitness centre, party room and a business centre.

With 579 residential units in total, the unit mix will include 165 studios, 330 one-bedroom suites, and 84 two bedroom units. CentreCourt has partnered with architects Page + Steele / IBI Group to design the opulent building which will feature a striking, three-dimensional diamond pattern as it ascends into the sky.

The location is a part of downtown’s “urban growth centre”, where the province’s policies have included the Garden District for the most intensive forms of growth. This plan has been put in place to help create complete communities that are offering more options for living, working and playing. The area is also predicted to curb urban sprawl and reduce traffic gridlock by improving access to a greater range of transit options.  We’ve seen a number of contemporary condominium buildings have great success in the surrounding area and we foresee this one following suit. Homeownership in the Garden District is low, with a split of 65% renters to 35% owners among those living in the area. The average income for the Garden District is $37,614 with a current population of 8,240 and growing.

The New Lawrence Heights by Context and Metropia

The New Lawrence Heights

Ranee Avenue & Flemington Road / Lawrence Heights - North York / Launching Early 2019

Adding some much needed new inventory as a part of the 100-acre revitalization of the Lawrence Heights neighbourhood is The New Lawrence Heights. These ultra contemporary townhomes will border the south edge of the Yorkdale Shopping Centre with a total of 250 homes on Ranee Avenue. The vision for the New Lawrence Heights gives current residents access to new homes and opportunities while also opening the community up to new residents. We predict that this project will be a popular one among first-time investors and large families. Expect back to back and rear lane townhomes with 3 and 4 bedrooms ranging from 1,400 to 2,666 square feet-- with the option to upgrade the ground floor to include a fifth bedroom.

The project is being developed by a public/private partnership with the city, including a 45.9-million-dollar investment into new infrastructure, utilities and parkland. Once finished, the new community will also include new education facilities, such as a new local elementary school, a full-sized state of the art community centre and plenty of green space.

The development is also expected to add 5,600 jobs to the community and the increase in parkland, walking and cycling paths will add significantly to the area’s public realm. Already a neighbourhood with strong community roots, excellent transit and proximity to the region’s major highways, this redevelopment is the next step to creating an extremely livable, walkable and vibrant part of the city.

Y&S Condos by Tribute Communities

Y&S Condos

2161 Yonge Street / Yonge & Eglinton / Launching Early 2019

Expected to stand 36 storeys in the Yonge and Eglinton neighbourhood is Y&S Condos occupying in 2022. The site sits on the east side of Yonge Street, just south of Eglinton. The proposal calls for a residential tower anchored by a contemporary base which will house retail and almost 89,000 square feet of office space from floors two to six. This unique building is targeted towards those seeking larger units who will most likely be families. 288 residential units are proposed in total, including 108 one bedroom layouts, 141 two-bedroom and 39 three-bedroom layouts. The building is expected to feature 6,792 square feet of indoor amenity space on the seventh floor. The same level will also feature 6,361 square feet of outdoor amenities.

Living at Yonge and Eglinton brings many perks. Not only are you a short walk to a strip with the best speciality stores and retailers but minutes to Eglinton Station where the subway takes riders across the city. Another great perk is the stellar Walk Score of 99/100 which means that daily errands do not require a car or public transit. Feel free to take a stroll around the neighbourhood to grab your daily necessities. Another great reason we love Yonge and Eglinton is the proposed Eglinton Crosstown LRT, which is currently under construction. Once completed in a few years, the LRT will add almost 20 km of rapid transit access from Kennedy Station in Scarborough all the way to Toronto’s Weston Road-- with a stop at Yonge and Eglinton. Does it get any better than this?

This area is one of the most lucrative neighbourhoods for owners with rental units. It has the lowest vacancy rate within the city, so units are guaranteed to interest a variety of tenants. Pre-construction condos are often cheaper than their resale counterparts and will increase in value as the neighbourhood continues to change.
