The 2025 Emerging Trends in Real Estate report by PwC and the Urban Land Institute (ULI) offers a cautiously optimistic perspective for Canadian real estate investors. It highlights improving market conditions, such as lower interest rates and upcoming opportunities in the new year. It also forecasts “tremendous growth” within the next two years, which is welcome news after a two-year decline.<\/p>\n

1. Distressed Real Estate<\/h2>\n

With high interest rates and low market activity muffling investment capital across the board, many large-scale investors have turned to more attractive opportunities in other industries with lower risk. In 2024, several institutional investors, including Canadian pension funds, reached their limits within real estate and moved on to other sectors. Real estate investment trusts (REITs) also struggled to raise capital and found themselves unable to grow within their markets. Therefore, investors learned to look for more strategic opportunities.<\/p>\n

Distressed real estate, which refers to developments going through particular financial challenges, offers fresh and unusual opportunities for investors. As insolvencies, bankruptcies, and receiverships become increasingly common news items, some investors anticipate favourable opportunities to help fill in the gap and rescue some projects-but only if the debt does not overshadow the value of the property.<\/p>\n\t

2. Generative AI Adaptation<\/h2>\n

Like many other sectors, real estate needs constant innovation to stay afloat and resilient. One significant way to bring innovative ideas and processes is to use new artificial intelligence (AI) tools. The biggest one right now-generative AI-can streamline business processes and make things easier and faster than before. However, the industry will also need time to figure out exactly how to use it safely and efficiently, locking down use cases, best practices, and proper governance.<\/p>\n

Another challenge will be the necessary upskilling and creation of jobs that allow the industry to use generative AI effectively and ethically. The future of generative AI is already extremely promising: architects, developers, and rental property managers are already finding new ways to optimize their systems and increase revenue streams. Early adopters are likely to have advantages over those who do not innovate.<\/p>\n\t

3. Rising Niche Assets<\/h2>\n

Three growing real estate investment opportunities have emerged: data centres, cold storage, and student housing. Each of these niche property types has drawn more interest from investors since core property types (retail, office, and industrial) have been struggling in recent years to maintain profitability.<\/p>\n

Data centres are gaining prominence due to the rise of generative AI, cloud computing, and the internet of things (think of all the non-computer devices you have that require wifi, like your smart oven, smart thermostat, and doorbell cameras). Cold storage facilities have become more critical due to an always-increasing need for healthy fresh food and the popularity of new food distribution platforms like meal kit delivery services and online grocery shopping. Student housing<\/a> continues to be a pressing demand in Canada-despite the government’s recent lowering of immigration targets and a cap on student permits for 2024-and it needs to catch up in providing what is necessary for growth.<\/p>\n\t

4. Emphasis On Sustainability<\/h2>\n

The growing effects of climate change have become increasingly common and devastating to real estate in Canada and the rest of the world. As more natural disasters-like floods, wildfires, and extreme weather events-put individuals, families, and communities at risk, cause extensive property damage, and push the insurance industry to the brink, the question of long-term resilience and sustainability has become more important to the field.<\/p>\n

While some companies view sustainability as merely a compliance issue (i.e., something they are obligated to do because of governance or customer demands), many others recognize that implementing a long-term view of sustainability can reduce future risk and help them stay competitive.
