This pre-construction project will sit at 1141 Roselawn Ave, near Dufferin Street and Eglinton Ave West in the Fairbank neighborhood. 1141 Roselawn Avenue Condos will feature attractive black bricks broken up by a facade that is protruding to show a pattern. The first floor of the building will be changed to show the amenities available inside for pedestrians; meanwhile, the exterior will maintain the appearance of nearby buildings for residential purposes. The inside lobby will have a mix of live/work and amenity spaces and will have better traffic flow midway for those leaving Roselawn street to access Dufferin transit.
A total of 3,551 square feet will be allocated to amenities spaces on the first and second floors of the building. The top floor will have a green room, and greenery surrounding the building will be made to give off natural scenery.
The condo's proposed amenities will be used to serve residents and pedestrians better with greater access to amenities on this property. 1141 Roselawn Avenue Condos is located in the Fairbank neighbourhood – an area known for its large influence from European immigrants. Many of the homes housed Italian and Portuguese immigrants who lived in the 1-2 storey buildings created during the 1920s and 30s. These homes have a worker class appearance, with older brick masonry. The roads here are known for their many hills, with plentiful surrounding greenery.
The Walk score from this location is excellent, with a score of 71 out of 100, meaning residents in this area can also take advantage of nearby amenities for errands. Nearby restaurants include California Sandwiches, Ocean Grill and Express Thai, all found within 5km from the condo. Other amenities within the same radius include entertainment, such as the Art Source, SilverCity Yorkdale Cinemas and Channel Zero Inc. Residents will find that daily errands can be done quicker, as many brand stores are available by foot including Rexall, TD Bank, Scotiabank and other services.
This neighbourhood is well-serviced by TTC bus routes, including 329 Dufferin, 332 Eglinton West and 363 Ossington buses and the Yonge/University line for longer commutes. The Crosstown LRT is expected to be completed in 2022, which will have a 19 km track for southbound access to Toronto. The LRT will intersect with the West/East line from Jane street to Black Creek Drive, making travel in the area all the more convenient.
The neighbourhood is also walker-friendly in terms of recreational activities. Fairbank has an eight-mile trail connecting multiple parks. Parks included are the York Beltline Park, Kay Garner Parkline Belt and the Ravine Beltline Trail, which have a mix of different terrain for walkers to experience.
Outside of big-name brands, many local businesses can be found in Fairbank. With a diverse community, many local businesses are supported by the Fairbank Village, a Business Investment Area organization that helps maintain the local economy. Outdoor environments are made walker-friendly, and community events are facilitated to help drive demand for local businesses.
