Condo Project Summary
This project occupies the southeast corner of King Street East and George Street in a trendy stretch of downtown Toronto. It’s currently the site of a four-storey heritage building, the former Little York Hotel, which was built sometime in the late 1800’s. The building is being used for office space and will continue to, with the addition of retail space on the first floor as well. The heritage structure will remain largely unchanged, while the 17-storey condominium will be tucked behind it, rising as a contemporary and slender form.

The proposal for this project is somewhat unique; each floor will house only one suite, each suite being a two-bedroom-with-den style and ranging from 2,078 square-feet to 2,487 with a private balcony or terrace. This was a deliberate choice on the part of the developers, designed to address the need for larger, more spacious condominium units in the downtown core. These units will likely be highly in demand with families, professional couples, or the executive who wants a spacious home office.
The building will be contemporary in design, with a combination of glazing, concrete frames and brick facades, to both add a touch of modernity and compliment the site’s existing structure. The new ground floor lobby will have a covered entrance, passenger elevators and a vehicle elevator, which will descend into the underground parking lot, which will feature 20 spaces.
Location & Neighbourhood
This building is located in a “regeneration area,” as designated by the city of Toronto. These areas encourage compact, mixed-use developments that incorporate compatible employment and residential use, to encourage livable and vibrant communities. Already a desirable urban pocket – sometimes called the “design district” for its numerous art and furniture showrooms – King East is a popular destination for the professional crowd, as well as students from George Brown College, which is just across the street.
Sitting just north of the historic St. Lawrence Market is a great perk for this downtown condominium. Here you’ll find everything from fresh produce and florals to artisan cheese and imported ingredients.
The site is served extremely well by transit, with King Station being only minutes away by foot, and two 24-hour streetcars nearby as well. In fact, it scores a perfect 100/100 on its transit score.
Within the last several years, there has been an increasing number of developments in the surrounding area, signifying a transformation in the once sleepy industrial hub. Most of these include residential condominiums with retail at grade, with some standalone office buildings as well. With a number of trendy cafes and boutiques setting up shop on the stretch, it’s undergoing an exciting revitalization and makes a great neighbourhood to invest in.
If you’re looking for a potential income property, this is a great location for attracting tenants. Besides the close proximity to George Brown College, Ryerson University and an upcoming OCAD campus just south, it’s a short streetcar ride into the Financial District, where approximately 200,000 people work every day.
