Before Spending Time On Your Property Search, Our Investment Presentation Seminar Is A Must, And It’s Available Twice A Week.

Occupying the northwest corner of Lake Shore Boulevard West and Windermere Avenue, this project is proposed as a two-tower structure, anchored by an expansive podium that reaches between three and seven storeys.

A 21-storey tower will occupy the western side of the site, while a 26-storey tower will occupy the eastern side. The podium will feature two separate residential lobbies as well as over 10,000 square feet of retail space, fronting onto the two main streets. The podium is also expected to house over 13,000 square feet of indoor space on the third and eighth floors, connected to the same amount of outdoor amenity space.

Designed as a unique, sculptural element that’s likely to be easily recognizable on this part of the skyline, the towers will house 607 residential units between them. The developers have tentatively proposed a mix of 60 % one-bedroom, 30 % two-bedroom and 10 % three-bedroom units, which will make for a diverse range of housing and layout options. A five-level underground garage will accommodate 496 spaces for residents.

Dazzling, contemporary and inclusive, this project also occupies the last site along this stretch of Lake Shore Boulevard West available for mixed-use redevelopment, meaning it could be your last chance to invest in a new condominium in the immediate area.

Location & Neighbourhood

Condos in Swansea are close to some of the city’s most picturesque natural resources and this stretch puts you just minutes from many of them.

Walk to the shores of Lake Ontario and explore both a sunny boardwalk and the Martin Goodman Trail, which takes you all the way downtown and is popular with joggers, rollerbladers and dog walkers alike. Plentiful greenspace, yacht clubs and nature lookouts make this a prime waterfront pocket that’s perfect for those who are looking for a tranquil spot to come home to.

It’s also just a ten-minute walk from High Park, easily one of the west end’s main attractions and an enviable greenspace, spanning almost 400 acres. Here you’ll find groves of Oak and Willow trees, allotment gardens, sprawling sports fields, a pool, restaurant and even a zoo.

We’re encouraged by some of the recent development along this stretch, much of which includes a much-needed retail and restaurant component, along with a selection of new condominium towers.

A development just north is planning a large-scale grocery store, which will make day-to-day errands significantly easier. As the area continues to urbanize, we expect to see even more shops, cafes and lifestyle amenities.

Commuting into the city – or elsewhere in the GTA – is a breeze, thanks to both the Gardiner Expressway and Lake Shore. The site scores an 82 on its Transit Score, with direct access to both bus and streetcar routes.

This location combines so many unique features, offering the best of both worlds at your doorstep.
