260 High Park Avenue is a Toronto condominium development in the pre-construction phase. Nestled into the High Park neighbourhood, it involves the re-purposing of a historic church, built in 1907. The project is being handled by Trac Developments. 260 High Park Avenue Condos has an occupancy date of 2021.
This idyllic site, just southwest of the Keele and Dundas intersection, is home to a Gothic-Revival-style church on a one-acre lot. The developers have submitted a proposal for the lot that is both ambitious, yet sensitively integrated.
While some modern additions to the church will be demolished, the original portion, built in 1907 will be retained and repurposed. In total, the project will stand four storeys and house 77 units. Two levels of underground parking will provide 107 spaces for vehicles and 78 for bicycle storage.

The original portion of 260 High Park Avenue will serve as the main structure, housing the building’s main lobby, along with residential suites. Suites on this portion’s fourth floor will feature loft space within the original sanctuary roof, which will be retrofitted with skylights.
A one-storey greenhouse will line the north side of this structure, while the east side will feature outdoor terraces for ground-floor units.
The new addition will extend in an L-shape to the west and south sides of the historic portion. This framing will naturally form an internal landscaped courtyard that shelters the building’s main residential entrance. In this addition, the developers have proposed residential units along with indoor and outdoor amenity space.
The ground floor will feature a lounge and fitness centre spanning approximately 1,469-square-feet, which will connect to 2,276 square-feet of outdoor amenities. An additional 1,876 square-feet of outdoor amenities is proposed, in the form of a rooftop patio.
All suites on the third and fourth floors will include private terraces, made possible by the building’s stepbacks, which will not only offer the desirable terrace aspect, but give the building itself texture and architectural appeal.
This is a unique High Park condo development that retains elements of historical value, yet introduces a subtle modern touch and accommodates a growing population.
Location & Neighbourhood
It’s hard to find a resident who wouldn’t want to live in the High Park neighbourhood. It remains a desirable destination for both tenants and homeowners, filled with Victorian architecture, leafy streets, excellent public transit access, and of course, the renowned High Park itself.
Here you’ll find 400 acres of green space. Part of the park remains in a natural state, dotted with oak trees, willows and ponds, while the other portion features sports fields, an outdoor pool, landscaped gardens, an amphitheatre and a restaurant. Arguably one of Toronto’s most picturesque attractions, the park is particularly stunning in the spring, when its cherry blossoms are in full bloom.
The site of this project is a ten-minute walk from the shops and cafes on Bloor Street West, as well as the subway station. Walk a few minutes north and you’ll reach the trendy Dundas Street West stretch, part of the Junction neighbourhood. With a bus stop at your door, the transit options are endless. The area boasts a high Walk Score of 93 and a Transit Score of 82, making getting around easy without the use of a car.
In addition, it’s a short bus ride to Dundas Station, which is the site of the new Dundas transit hub. This site connects you with the TTC, Go Train and the Union-Pearson Express.
While much of High Park and the Junction are established areas, we have seen some dynamic, yet sensitive transformations popping up. Just to the west of the site, a mixed-use community is being developed.
Upon completion, it’s expected to include mid-rise condominiums, townhomes, creative office space, art galleries and a daycare. The neighbourhood has seen a steady increase in population, with a growth of 15 percent between 2001 and 2011. Most of this increase involved people in the “working age” group, between the ages of 25 to 64.
