Condo Project Summary

A resourceful, urban project that occupies a stretch mid-block between John Street and Blue Jays Way, it proposes not only a striking tower, but the restoration of a series of heritage buildings often referred to as “Restaurant Row.”

305 King Street West is a pre-construction condominium in downtown Toronto’s Entertainment DistrictFeaturing 402 new residential units, along with a sizable amount of retail, restaurant and office space, this is an exciting investment opportunity in one of the city’s designated urban growth centers.

The site for this condominium occupies all the land from 301 to 319 King Street West, a stretch directly across the street from the TIFF Bell Lightbox, headquarters for the Toronto International Film Festival.

Amenities

It’s currently occupied by six buildings, each two or three storeys, housing a combination of restaurants, bars and lounges. In an ambitious, yet tasteful move, the developer plans to restore the facades of three of these buildings – which have been designated as contributing to the area’s heritage character – into a three-storey podium.

While the podium will house 43, 432 square feet of restaurant, retail and office space, a graceful tower will rise above, housing 402 residential units. Suites will range from one to three bedrooms with a variety of exposures and layouts.

Scott Shields Architects, a boutique firm that specializes in unique urban properties throughout Toronto, New York and Los Angeles will be designing the condominium. Anchored by the restored, period-style restaurant buildings, the tower will rise gracefully above, using balconies of varying depths and widths to create visual interest and a “cut-out” style facade.

Housing a combination of restaurants, bars and lounges

Residents will have access to over 19,000 square feet of indoor and outdoor amenities, spread over the podium’s rooftop, as well as on the 21st floor. An underground parking garage will house 146 spaces, accessible from a laneway on the south side of the site.

Sleek living units in a building that masterfully pairs classic and modern architecture will make this a highly-coveted project within one of downtown’s most dynamic pockets.

Location & Neighbourhood

Entertainment District condos are situated in a dense, walkable and urban neighbourhood where housing is in high demand.

With a rich, storied history as an industrial hub, this area is now characterized by a unique mix of conserved heritage buildings and contemporary architecture.

As you might have guessed, it’s home to some of the city’s most cherished concert and entertainment venues, as well as a glittering collection of bars, clubs and restaurants. In this downtown neighbourhood you can be dining at the newest hot-spot, catching a live concert and ending the night sipping cocktails on a rooftop bar, all within a few blocks.

A growing sector of creative and technology-based companies have added to the area’s vibrancy. In fact, between 2010 and 2015, the number of jobs in the Entertainment District grew by 17.5 % and many of the area’s newer proposals involve office space to incorporate this growing trend.

It’s also a short walk to the Financial District, a major high-density employment hub. With two 24-hour streetcar lines and easy access to the subway, this neighbourhood also makes it supremely easy to connect to other parts of the city.

Designated as an “urban growth center,” it’s a pocket where major growth is expected and planned for accordingly, and the number of recently built or proposed condominiums confirms this. If you’re looking to invest in a dynamic and exciting part of Toronto where modern living units are in extremely high demand and priced accordingly, consider the Entertainment District.
