Condo Project Summary

This project is a 30-storey pre-construction condominium, proposed by Empire Communities for Toronto’s Yorkville neighbourhood. Sitting at the northeast corner of Avenue Road and Yorkville Avenue, this project occupies a prime site in one of the city’s most desirable neighbourhoods. 33 Avenue Road Condos is scheduled for occupancy in 2021.

Empire has proposed a 30-storey, mixed-use building, consisting of a tower and three-storey podium. The podium will house retail space on the first and second floors, and condo amenity space on the third, in the form of an expansive, east-facing outdoor terrace. The tower will feature 74 residential units with an unusually large number of three-bedroom floorplans. In total, the tower will contain seven one-bedroom units, three two-bedroom units, 60 three-bedroom units and four four-bedroom units.

Amenities

179 parking spaces are proposed for the development in five levels of underground parking, including 156 for residential use, 23 for visitor use and 11 valet spaces. 102 bicycle parking spaces will also be incorporated. The development will feature 17,742 square-feet of indoor amenities located on the third and fourth floors, plus 8,460 square-feet of outdoor space including the aforementioned outdoor terrace, which will visually separate the tower from the podium and offer views of a proposed new public park.

The site of 33 Avenue Road is currently occupied by a selection of mixed-use heritage buildings, forming what is known in the area as York Square. The developers are proposing to retain these heritage facades and incorporate them into the building’s podium, while the contemporary tower will rise above, featuring a glazed façade. The tower will be articulated with a series of stepbacks, with balconies along the east and west facades.

Location & Neighbourhood

If you like the idea of investing in something extremely upscale, Yorkville is a great option. It’s long been one of the city’s most desirable destinations for luxury living, shopping and dining and the high-end condominium proposals don’t seem to be ceasing anytime soon.

This neighbourhood surrounds the vibrant intersection of Yonge and Bloor Streets, one of the only intersections in Toronto to provide rapid transit access in all four directions. It’s home to what we call “Mink Mile,” a stretch of boutiques featuring high-end labels like Chanel, Gucci and Swarovski. Five-star dining and a wealth of galleries and upscale services are also easy to find, with many restaurant patios spilling out onto sunny sidewalks. it scores a 98 on its Walk Score and a 96 on its Transit Score.

Somehow, despite its prestige, the neighbourhood still manages to retain a friendly, welcoming feel. Many of the side streets feature gorgeous Victorian buildings and leafy trees, as well as the grassy Yorkville Park, a popular gathering space. For a major green fix, the lush ravines of Rosedale are just a few minutes’ drive away, as is the Don Valley. Some of the city’s major cultural institutions are based in or near Yorkville, including the University of Toronto, the Royal Ontario Museum and the Toronto Reference Library.

If you’re looking for an income property, you’re in luck. The majority of residents in this area are renters and you’ll have access to some of the city’s top tenants in a neighbourhood that commands high rental rates. Being a ten-minute subway commute from the downtown core and The Financial District is a great perk for the professional.
