Condo Project Summary

This new condo project is the site of a mixed-use condominium proposal in downtown Toronto by Concert. 609 Sherbourne Street Condos is scheduled for a 2021 occupancy. This is an ambitious project that involves the restoration of several heritage buildings as well as the addition of new condominium towers, mixed-use podiums and a public park. The site occupies space between Sherbourne Street to the west, Parliament Street to the east, Bloor Street to the north and Howard Street to the south.

It’s divided into three separate blocks. Block one sits on the northeast corner of Sherbourne and Howard Streets and calls for the addition of a 45-storey condominium tower set back from a series of existing heritage buildings. These will be restored and potentially be used for retail space. This block will also include a two-storey podium along Sherbourne Street and a three-storey, mixed-use building along Howard Street that will connect to the tower at its third level. Block one is proposed to have 402 residential units in total and six levels of underground parking with 304 stalls.

The second block sits immediately east of block one, situated mid-block on Glen Road, south of Bloor. This portion’s proposal calls for the conservation of six semi-detached heritage buildings, which will be retained for residential use. It also calls for seven three-storey residential townhomes along a lane behind these houses. The townhomes will have access to the underground parking garage in block one.

Block three sits at the other end of the parcel, at the intersection of Bloor, Parliament and Howard Streets. This portion calls for three residential condominium buildings, including a 12-storey tower with 134 units and a 37-storey tower with 312 units. g widened sidewalks, new trees and a public park situated in block three.

These two condos will be connected by a two-storey podium fronting Howard Street and an eight-storey podium fronting Bloor Street East.

These podiums will contain a mix of residential, commercial and retail space. A third tower is proposed for this parcel as well, standing 45 storeys with 375 residential units. Two of these towers will have a public courtyard separating them, along with a glass pedestrian bridge providing covered access between them. All three buildings will have access to a four-level underground parking garage containing 512 parking stalls. In its entirety, the development proposes 1,241 residential units, including 158 bachelor units, 721 one-bedroom, 273 two-bedroom and 89 three-bedroom units. Location & Neighbourhood

Downtown Toronto condos make great investments. This particular stretch is a unique one, featuring strong community roots and access to some of the city’s best neighbourhoods and attractions. In the immediate area, you’ll find an eclectic selection of shops, cafes and walk-up apartment buildings.

Close proximity to the upscale retail and dining stretch of Yorkville will likely be a popular factor for this condominium, along with easy access to the vibrant Church and Wellesley district and the historic Cabbagetown neighbourhood.
