Condo Project Summary

77 River Street Condos is a 38-storey, pre-construction condominium proposed by TAS Developments for the Trefann Court neighbourhood.

This site is on the east side of River, between Dundas Street East and Queen Street East. The proposal calls for a 38-storey tower anchored by an 11-storey base building. In total, the development will house 584 residential units, plus nearly 30,000 square-feet of retail on the ground floor and over 38,000 square-feet of office space on the ground and second floors of the base element. The building is expected to include 28 studio layouts, 368 one-bedroom, 128 two-bedroom and 60 three-bedroom layouts. 77 River Street Condos is slated for a 2021 occupancy.

TAS has also planned for three levels of underground parking at this building, which will include room for 405 vehicle spaces and 526 bicycle spaces.

Amenities

The east portion of the building’s second floor will contain 12,572 square-feet of indoor amenity space, including a games room, theatre, library, lounge, fitness centre and a dining room with chef’s kitchen. 12,572 square-feet of outdoor amenity are also planned for this Trefann Court condominium, all of which will be located on the roof of the 10th floor base, in the form of a lavish, landscaped outdoor terrace featuring barbecues and lounging space.

The condominium is expected to feature a warm, yet contemporary design surrounded by widened sidewalks, street trees and an animated street frontage.

This east-end site sits in what the city calls a “regeneration area.” These areas make great places to invest in, as they open up unique parcels of the city to a wide variety of uses and encourage growth, the re-use of existing buildings, new construction and new vibrancy to formerly underutilized lands. Because of this, they’re key to the province’s growth strategy.

In fact, there is likely no better downtown example of a successful regeneration project than the neighbourhood of Regent Park, which sit directly from Trefann Court. The once challenged urban neighbourhood has been meticulously and consciously transformed over the past decade and is now one of the most desirable communities to live, work and play in the eastern part of Toronto’s downtown core.

New Condo Amenities

Location & Neighbourhood

Several new condominium and townhouse developments have popped up in the surrounding area, and along with these, some spectacular community amenities. These include a new six-acre park with a playground and splash pad, a state-of-the-art aquatic centre, a community and recreation centre, along with the Daniels Spectrum, a modern facility that houses a variety of arts and cultural programs.

It’s a diverse neighbourhood that appeals to a wide variety of residents, from growing families to students to professionals who enjoy the proximity to some of downtown’s high-density employment hubs. This neighbourhood has strong community roots and some of the newer office and retail spaces have helped it become a truly mixed-use neighbourhood, where it’s possible to live, work and play, all without having to travel too far. Both Ryerson University, George Brown College and the University of Toronto are a short commute away using public transit, along with other employment-centered neighbourhoods like the Financial District and Dundas Square.

It also scores a perfect 100/100 on its Bike Score and 100/100 for its Transit score, which isn’t surprising, as the neighbourhood is served by three 24-hour streetcar lines, which connect you to the subway system in minutes. Driving? The Don Valley Parkway is just across the bridge, for those who prefer to commute in their own vehicles.

We love the wealth of brand-new, master-planned communities in the east end. Living in here also puts you a short distance from great neighbourhoods like Canary District and River City. Sensing a trend? The east end is becoming an incredibly popular place to set down roots, invest in property, or both.
