Condo Project Summary
The incredible Regent Park master-planned community is continuing to expand. A new development will be a part of Phase 3 of this master-plan and will include a large amount of retail and residential space.
Block 1 Condos is a new condominium development by The Daniels Corporation in Toronto. This new pre-construction project is located on the south-east corner of Gerrard Street East and Parliament Street.
Investors can expect this project to take up 2.05-acres of land with the north tower reaching 10-storeys high and the south tower reaching 25-storeys high.

Block 1 Condoswill sit in the south-east corner of Parliament and Gerrard Street. The south tower will face Gerrard Street and will rise 25-storeys off the ground. This building will include retail space on the ground floor, giving residents access to additional urban amenities while drawing in traffic from the street. The north tower will be a mid-rise building, rising 10-storeys and will face Oak Street and Dreamers Way.
This development will replace two old apartment buildings that originally took up this space. These apartment buildings were built in the late 1940’s and were used for community housing. Since then, these buildings were under-utilized and starting to fall apart.
The demolition of these buildings will make room for new, modern mixed-use towers that will increase the amount of residential space in the area. Both towers will be connected by a shared podium which is likely to hold the indoor and outdoor amenity space.
Built with traditional brick, large windows and glass balconies, Block 1 Condos will bring elements of old and new and combine them for a unique living experience in this part of the city. Developed by the Daniels Corporation in partnership with the Toronto Community Housing Corporation, we can expect this project to include modern features and finishes as well as unique amenities.
The north building will accommodate 346 residential units while the south building will hold 296. There will be over 23,000 square-feet of designated retail space and 399 parking spaces located in a two-level underground garage.

Location & Neighbourhood
Located on the east side of the city, Regent Park has been widely recognized as a neighbourhood built for community housing. While this new revitalization project will add more residential and commercial space, it will still include a large number of affordable housing for its current residents and the residents that need it. This area will soon become a place where a diverse community of people can live, work and thrive in the same community.
Based on its proximity to Toronto’s downtown core, this development offers an almost-perfect Walk Score of 91 out of 100 which means that many people will be able to accomplish most of their errands on foot. There are many restaurants, cafes, supermarkets, parks and schools within walking distance from this future development. We can also expect more eateries, shops and work space to become available in this area once this revitalization project is completed. Block 1 Condos will include a new grocery store, banks, aquatic centre, a new 60,000 square-foot community centre, new eateries and space for leading retailers to reside.
For families, this development is close to many local schools, some of which include Winchester Junior and Senior Public School, Saint Paul Elementary School, Jarvis Collegiate Institute, Sprucecourt Junior Public School and Nelson Mandela Park Public School. Additionally, Ryerson University is a quick 3 minute drive away and the University of Toronto - St. George Campus is just 8 minutes away.
As for transit, this area scores a high 86 out of 100, which means that many residents will be able to travel around the city without the use of a car. There is a streetcar stop on the north-west corner of Parliament and Gerrard Street which will bring residents directly to Main Street Station that runs on the TTC’s Bloor-Danforth Line 2. There are many streetcars that run along Gerrard Street that will take commuters to major parts of the city. Residents will also be able to catch Dundas Station in just 5 minutes. This station runs on the Yonge-University Line 1 and takes residents to Union Station in just 4 minutes.
