Condo Project Summary

This new condo project is an ambitious project that involves the restoration of several heritage buildings as well as the addition of a new condominium tower, mixed-use podiums and a public park.

Burke Condos is a new mixed-use high-rise condominium by Concert in Toronto. This pre-construction project is located at 603 Sherbourne St between Sherbourne Street to the west, Parliament Street to the east, Bloor Street to the north and Howard Street to the south.

The first tower is a 53 storey building with a total of 501 units offering a mix of one bedrooms, one bedrooms plus den, two bedrooms, two bedrooms plus den and 3 bedrooms.

It’s divided into three separate blocks. Block one sits on the northeast corner of Sherbourne and Howard Streets and calls for the addition of a 53-storey condominium tower set back from a series of existing heritage buildings. These will be restored and potentially be used for retail space.

This block will also include a two-storey podium along Sherbourne Street and a three-storey, mixed-use building along Howard Street that will connect to the tower at its third level. Block one is proposed to have 501 residential units in total and six levels of underground parking with 304 stalls.

The second block sits immediately east of block one, situated mid-block on Glen Road, south of Bloor. This portion’s proposal calls for the conservation of six semi-detached heritage buildings, which will be retained for residential use. It also calls for seven three-storey residential townhomes along a lane behind these houses. The townhomes will have access to the underground parking garage in block one.

These two condos will be connected by a two-storey podium fronting Howard Street and an eight-storey podium fronting Bloor Street East.

These podiums will contain a mix of residential, commercial and retail space.

Location & Neighbourhood

Downtown Toronto condos make great investments. This particular stretch is a unique one, featuring strong community roots and access to some of the city’s best neighbourhoods and attractions. In the immediate area, you’ll find an eclectic selection of shops, cafes and walk-up apartment buildings.

We’re starting to see some exciting developments nearby, indicating a transformation is on its way for this part of downtown Toronto. These include a residential and retail development further east along Bloor Street, an upscale condominium and hotel complex a few blocks south on Sherbourne Street and a residential condominium just north of 603 Sherbourne Street.

Burke Condos has easy access to two entrances to the Sherbourne subway, as well as a series of surface bus routes. From here, commuting to the city’s Financial District and other high-density employment hubs takes just minutes. Ryerson University and the University Toronto are nearby as well.

Close proximity to the upscale retail and dining stretch of Yorkville will likely be a popular factor for this condominium, along with easy access to the vibrant Church and Wellesley district and the historic Cabbagetown neighbourhood. Shopping, dining, parks, schools and community resources are at your fingertips here.

We loved mixed-use communities like this one, especially with the unique incorporation of the site’s existing heritage structures. Not only does this allow residents to enjoy all the luxuries of modern condominium living, but the ability to work, play and run errands all within a few blocks is a great perk, and largely considered to be the way of the future for developments in the GTA.
