The project is designed as an F-shaped structure, fronting both Eastern Avenue and Sackville Street, while the residential units overlook an inner courtyard.

The building will be a 13-storey mid-rise with 381 units in total, including 14 townhomes accessible from street level and 367 condominium units located on the upper floors.

The proposed building will contain a mix of 255 one-bedroom and one-bedroom-plus den units, 110 two-bedroom and two-bedroom plus den units and 16 three-bedroom units, which will include 14 of the townhomes. Residents will have access to indoor and outdoor amenities on the second floor, as well as a rooftop terrace.

The plan calls for 143 vehicle parking spaces and 394 bike storage spaces to take advantage of the many cycling paths in the area.

Retail space on the ground floor will open directly onto Eastern Avenue, with the residential lobby opening onto the quieter Sackville side.

Teeple Architects has been tasked with the design of this new condo project and they are planning a playful geometric design to add texture to the streetscape.

Terra-cotta-colored framing elements in varying heights encase the lower half of the building, while a contrasting dark and sleek façade tops the upper portion. Trees will be planted along the Sackville Street frontage to add greenery and privacy.

Location & Neighbourhood

Over the past ten years, the Corktown neighbourhood has undergone a spectacular revitalization, with even more to come.

The neighbourhood spans from trendy Eastern Ave/King St East down to the Gardiner Expy, west to Parliament Street and East to the Don River, which includes the popular Corktown Commons, an 18-acre park. The commons features walking and biking trails, a marsh, sprawling lawns and communal features like an outdoor fireplace and picnic tables.

This new project will only contribute to the rejuvenation of the area, which includes the “design district” of King Street East plus a mixture of greenspace, heritage buildings and factories, and new condo communities.

Community and recreation facilities, like the brand-new YMCA are within walking distance. Restaurants, trendy coffee bars and cafes are a few blocks away on King Street East, and both the Distillery District and St. Lawrence Market are close as well.

This building has a 96 on its Walk Score and a perfect 100 on its Transit Score. The site is served by both the King streetcar, which runs all the way downtown, as well as the Cherry Streetcar, which was implemented specifically for the growing neighbourhood and will take you right into the Distillery District.

In addition, the city of Toronto is exploring options for a relief subway line and has indicated the preferred route for a relief LRT would place a station right at the corner of King Street East and Sumach, a two-minute walk from the condo building. The site also provides easy access to the Don Valley Parkway and Lakeshore Boulevard for those commuting by vehicle.
