Condo Project Summary
This project is a pre-construction condominium development in Toronto’s Entertainment District that proposes two towers standing 47 and 16 storeys. A project by Graywood Developments, Peter & Adelaide Condos is slated for a 2021 occupancy.
The site for this proposal sits just east of Spadina Avenue and calls for a redevelopment of the site with two linked buildings and a six-storey podium containing two levels of retail space. The tower on the west side of the property is proposed to stand 16 storeys with a slender floorplate, while the west tower is proposed to stand 47 storeys with a somewhat broader design. Between the two, there will be 695 units .

BBB Architects has signed on to design this condo project and they’re planning an architecturally-distinct building that will fit harmoniously with the urban corridor while adding character to the downtown skyline. A dramatic curvilinear structural element will link the two towers, in the form of a uniquely-designed elevator shaft enclosed in a perforated metal “shroud.” This will provide definition and expression to the collection of towers that populate this downtown pocket.
A proposed pedestrian path will run north and south along the site’s western boundary, connecting to the building’s retail space and improving the public realm. A large portion of this retail space is expected to house a grocery store, which will occupy the entire second floor of the podium and part of the first.
Expansive amenities are planned for this condominium, including indoor amenities that take up the podium’s entire third floor and connect to 9,515 square feet of outdoor amenity space on the same level.
On the easterly building’s 40th floor, 2,561 square feet of indoor amenities are proposed, connecting to 5,295 square-feet of outdoor amenities, which will provide spectacular views of the Toronto skyline.
225 vehicle spaces and 926 bicycle spaces are proposed in an underground parking lot.
Location & Neighbourhood
We love condominiums in Toronto’s Entertainment District. It’s a neighbourhood that’s already vibrant and in high demand, yet it’s poised for even more exciting growth. Listed as part of downtown Toronto’s “urban growth centre,” it’s estimated to see 400 new residents and jobs per hectare by 2031 or earlier. It’s no wonder rental rates in this neighbourhood are some of the highest in the city and condominium suites are so highly in demand. This urban pocket has so much to offer, including some of the city’s hottest bars, restaurants and entertainment venues. Dazzling and contemporary, we also love the touches of history this area showcases, mostly in the form of historic brick lofts and warehouses, many of which have been repurposed into galleries, showrooms or offices for creative and technology-focused businesses.
We’re seeing more and more residential and mixed-use developments popping up in the area, including a massive transformation of the nearby Royal Alexandra Theatre. This transformation – while retaining the cherished theatre – will see the addition of 85,000-square-feet of retail space, 115,000 square-feet of commercial space and a 25,000-square foot OCAD University campus, complete with artist studios, an art gallery and public lecture halls. It’s these kinds of projects that will shape the neighbourhood into a world-class arts and cultural hub. It’s also an area served extremely well by transit, with easy access to the subway station and multiple 24-hour streetcar lines. The city’s Financial District is just minutes away, an enclave where it’s estimated 200,000 people work. The development site scores a perfect 100 on its Walk Score, making it a vibrant and pedestrian-friendly spot.
