The Making Of Urban History

If you’re excited about the up-and-coming SmartVMC, situated in what people have been calling the new “downtown north,” you’re not alone. Many Torontonians’s eyes and ears (including ours!) have been glued to the constant updates about this master-planned community that sits next to the new Spadina-York subway extension.

This 100-acre project is brought to you by two big names in the development industry, CentreCourt Developments and SmartCentres.

Currently surrounded by an expanse of parking lots and big-box stores, SmartCentres will eventually turn the site into over 17-million-square feet of residential, commercial and retail space, centered by a lush, nine-acre park.

There’s been a lot of buzz lately about the project’s inaugural tower, Transit City. Currently, this is slated to be the tallest tower in all of Vaughan, reaching 55 storeys. Diamond Schmidt Architects – a firm with an impressive roster of projects throughout Canada – has signed on to design the 553-unit building.

Scheduled for occupancy in 2020, Transit City will be a sleek, contemporary addition to the skyline. Suites are expected to maximize natural light and square footage is expected to generally exceed the average for a new-build condominium unit closer to downtown Toronto.

One of the most talked-about additions to the condominium is the involvement of renowned eatery BUCA. In fact, Transit City will be home to the first BUCA restaurant outside of Toronto’s downtown core. With a 1,500-square-foot bar and 4,500 sit-down restaurant, it will be integrated into the building’s lobby, reminiscent of some of the most upscale 5-star lobbies across the globe.

Exquisite Modern Living

In its entirety, the master-planned community will consist of 35 towers, including a mix of residential, office and retail use. With the park, plus a series of retail promenades and landscaped walkways, the entire project will be livable, walkable and vibrant; a fantastic place to live, invest, or both!

Many of these master-planned communities are launching in the area, inspired by the newly-extended York-Spadina subway, which will terminate at Highway 7, between Jane and Highway 400. From this station, getting to Toronto’s Financial District takes under 45 minutes, while getting to York University takes only ten.

Ideal transit access, combined with the future commercial hub will likely make this community extremely popular with professionals, and the current shortage of luxury rental units in Vaughan will, in turn, make it a great option for investors.

This community is backed by a great team. CentreCourt is an experienced development firm with a portfolio of urban high-rises to their name. Many of their projects are marked by striking architecture and innovative amenities designed to influence a co-working, communal environment.

SmartCentres is a real estate investment trust, better known for their commercial shopping developments throughout the GTA.

While SmartVMC is somewhat of a departure for them, Board Chairmen Mitchell Goldhar has high hopes for the ambitious project. He credits their new enterprise to the Ontario government’s Places to Grow Act, which encourages condominium developments and high-density, master-planned communities in anticipation of the region’s population growth.
