Springwater is a growing town located in the thriving Simcoe County. Located between Barrie and Wasaga Beach this quaint town offers a beautiful rural place to live. With adjacency to big cities and its small-town charm, this presents its occupants with the perfect place to reside.

This town, right outside of Barrie is approximately 115 kilometres north of Toronto. An influx in population means an increase in the demand for houses and jobs allowing the town to keep in line with the Provincial Growth Plan. It is estimated that an additional 5,500 new jobs will be created in Springwater from the years 2016 to 2031.

Currently, a big portion of the town’s population travels to Barrie for work, but with an increase in job opportunities, it is expected that fewer people will have to leave the region, further boosting Springwater’s economy. And of course, in order to keep up with the population growth, we expect to see a rise in condos, townhouses and single-home projects. We have already seen an upward trend in pre-construction developments and can’t wait to see how this town flourishes in the near future.

Springwater’s major growth communities consist of Midhurst and Elmvale which are both designated greenfield areas and delineated built-up areas. This means these two neighbourhoods are intended to accommodate the majority of population and employment growth anticipated for the coming years. These communities will further see an increase in services, infrastructures and convenient amenities to serve the town’s anticipated intensification.

Average Price of Home for Springwater

The average resale price for all home types, including condos, in the Town of Springwater is around $940,000 - up 4.5% compared to the previous year.

The average rental rate for Springwater is presently $1,900. The demand for housing is still strong here as the vacancy rate currently sits at 2.3%.

Township of Springwater

Springwater offers some of the best natural amenities as it borders Georgian Bay and sits just moments from Lake Simcoe and Little Lake. The multiple beaches surrounding the area offer its residents a limitless amount of outdoor recreations to explore and scenic views that inspire.

The Township of Springwater was incorporated on January 1, 1994, when the townships in its borders were amalgamated. The major neighbourhoods that make up the town are Anten Hills, Crown Hill, Elmvale, Hillsdale, Midhurst and Minesing along with smaller communities such as Allenwood, Apto, Craighurst, Crossland, Dalston just to name a few.

Enriched with nature, this town has a great number of family-oriented destinations such as Horseshoe Resort, Springwater Provincial Park, and Snow Valley Ski Resort. This means camping, swimming, fishing, hiking, kayaking, skiing, snowboarding and every other seasonal activity you can imagine is available here. From lush green trails to bountiful conservation sites, and historic heritage destinations there is always something to do for residents at all walks of life.

Not to mention, Springwater is filled with many schools and parks creating a family-friendly locale to raise your children. Some of the best schools in the area consist of private, catholic and public schools including West Bayfield Elementary School, St.Mary’s Catholic School, W.R. Best Memorial Public School, Emma king Elementary School as well as the Oxford College of Arts, Business and Technology and many others.

Investors and buyers might want to take notice that Springwater holds a median household income of $109,637 – which is 44% higher than the national average. Additionally, the employment rate sits at 69.6%. The largest employment sectors consist of education, health and social services, followed by wholesale and retails services, then construction and manufacturing.

Although farming and agriculture were once the biggest employers this has drastically changed over the years. As mentioned before, many of the region’s workers travel to Barrie and other municipalities such as Toronto for work – but this is also expected to shift in the coming years.

Accessibility / Getting Around

Bayfield Streets is an arterial road running through Springfield that connects with Highway 400 and 27, allowing travellers to easily commute to nearby towns. Commuters can take the 400 south to other major cities in the GTA including Newmarket, Aurora and Vaughan, this will also provide easy access to reach Downtown Toronto. By car, commuters can reach downtown Toronto in under 90 minutes.

Wasaga Beach is another destination of interest for residents here, as it offers beautiful beaches and an employment hub. Wasaga Beach can be reached in 25 kilometres and is a well-recognized touristic place to visit. .
